Asbestos reinspection surveys in Sunderland
Risk-based checks of known and presumed asbestos against an existing survey or register, with updated condition, photographs, assessments, actions and clear escalation where information is no longer adequate.
A reinspection is not automatically a repeat management survey. It checks existing recorded materials. New areas, intrusive work, missing records or major building change can require additional surveying instead.
Keep the asbestos register aligned with current condition
Condition check
Revisit known and presumed material locations and record damage, deterioration, surface treatment, accessibility and evidence of disturbance.
Register update
Update photographs, comments, material assessment, action priority and status where material has been repaired, encapsulated, removed or cannot be found.
Escalation
Identify urgent controls, remedial work, additional sampling or a new survey where the original information, access or building configuration is no longer adequate.
Set the reinspection interval from risk—not a slogan
The Control of Asbestos Regulations 2012 require the condition of asbestos to be monitored. HSE says the management plan should be reviewed every 12 months or sooner if necessary, but the law does not set one universal annual reinspection interval for every material.
Higher frequency may be needed
Damaged or vulnerable materials, busy circulation areas, schools, maintenance zones, plant rooms and changing construction sites may need closer monitoring.
Lower-risk stable material
Sound, protected and rarely accessed material may justify a different interval where the management plan records the assessment and triggers for earlier review.
Event-driven checks
Damage, leaks, maintenance, tenant changes, refurbishment, an incident, removal or a change in access should trigger review without waiting for the calendar date.
Plan review and physical reinspection are related but different. Review the management plan at least every 12 months or sooner; set physical condition checks for each material from risk and the building’s circumstances.
What the surveyor checks and records
- Existing survey, register and previous inspection history
- Material present, removed, enclosed or no longer accessible
- Damage, deterioration, delamination and debris
- Surface treatment, protection and labels
- Accessibility and likelihood of disturbance
- Changes to occupancy, use, maintenance or adjacent work
- Updated photographs, plans and material assessment
- Immediate actions, remedial priorities and next review
Missing material must not be marked “removed” without evidence. It may be concealed, inaccessible, relocated in the records or removed without documentation. The update should state the evidence and manage uncertainty.
Commission additional survey information where the question has changed
Refurbishment planned
An existing register does not locate all hidden asbestos within an intrusive work area. Arrange a project-specific refurbishment survey.
Refurbishment surveysDemolition planned
A condition check cannot replace the thorough intrusive inspection required for full or partial demolition.
Demolition surveysRecords inadequate
Unclear locations, extensive restrictions, missing plans, building changes or uncertain sample references can justify a new management survey or targeted investigation.
Commission a new management surveyMake multi-site reinspection consistent and auditable
Data preparation
Clean property lists, survey dates, asset codes, floor plans, room references and duplicate material records before mobilisation.
Access planning
Coordinate keys, tenants, site contacts, security, plant rooms, roof spaces, schools and restricted areas to reduce failed visits.
Action governance
Use consistent condition codes, evidence, deadlines, responsible persons and closure records across the portfolio.

Sunderland asbestos reinspection FAQs
What is an asbestos reinspection survey?
It is a follow-up condition check of asbestos and presumed asbestos already recorded in a survey or register. It updates condition, photographs, assessments and actions.
Is an annual asbestos reinspection a legal requirement?
The law requires asbestos condition to be monitored but does not set one universal annual interval for every material. HSE says the management plan should be reviewed every 12 months or sooner, while condition-check frequency should be risk-based.
What can make reinspections more frequent?
Damage, vulnerability, high occupancy, maintenance activity, leaks, plant areas, construction work, incidents and changes in access or building use can justify more frequent checks.
Does a reinspection include new sampling?
It is usually focused on recorded materials. Sampling may be recommended where identification is uncertain or a new suspect material is found, but additional scope and controls should be agreed.
Can a reinspection replace a refurbishment survey?
No. It checks known materials and does not systematically inspect hidden fabric affected by intrusive work. A project-specific refurbishment survey may still be required.
What if a recorded material cannot be found?
Do not assume it has been removed. Check location records, access, photographs, plans and removal evidence, then record and manage the uncertainty or arrange further investigation.
Can ASM re-inspect an existing report from another consultant?
Yes, provided the source information, locations and access are adequate. ASM will identify data limitations and advise where a new survey or targeted investigation is needed.
How is a reinspection quote calculated?
Cost depends on number of properties and recorded materials, data quality, travel, access, occupancy, required output, action tracking and programme. Send the current register and property list for pricing.
