Asbestos Sampling and Testing Across the UK
ASM surveyors attend homes, workplaces and project sites to assess specific suspect materials, collect representative samples under controlled conditions and arrange analysis at our UKAS-accredited Sunderland laboratory.
Do not disturb a material just to find out what it is
Do not drill, scrape, snap, sand or cut suspect asbestos. HSE advises that sampling should be carried out by a suitably trained person. If material has already been damaged, stop work, restrict access and tell ASM when requesting advice.
Do you need sampling, a survey or laboratory-only testing?
Choosing the correct route avoids paying for work you do not need—and avoids relying on one sample where a broader inspection is required.
Surveyor sample collection
Best where you can point to the particular ceiling coating, board, tile, roof sheet or other material that needs testing. ASM attends, collects and records the sample, then arranges analysis.
Request a collection quote →Asbestos survey
Best where the wider building must be assessed, an asbestos register is needed, or refurbishment or demolition will disturb more than one clearly defined material.
Compare asbestos survey types →Laboratory analysis only
Book public postal testing or request trade rates where a representative sample has already been competently collected, sealed, labelled and prepared for submission.
Book laboratory analysis →Asbestos sampling and testing costs
A fixed quotation depends on the postcode, number and type of materials, accessibility, travel, required turnaround and whether the sample has already been collected.
Professional collection and analysis
Guide range for surveyor attendance, controlled collection and laboratory analysis. The actual price depends on site and scope.
See the sampling cost guide →Public laboratory analysis only
Standard public analysis for a suitably prepared and accepted sample. Standard results are normally issued within 3–5 days from laboratory receipt and acceptance.
Book a prepared sample →Multiple sites or repeat projects
Planned pricing for property portfolios, construction programmes, housing, facilities teams and multiple materials or locations.
Discuss a sampling programme →How our asbestos sampling service works
The sample must be representative and traceable. ASM records the material and location, controls the sampling activity and links the result to the item inspected.
Tell us what you found
Send the postcode, material location, photographs, approximate quantity, condition, access and planned work.
Receive a fixed quote
We confirm whether targeted sampling is suitable, the likely number of samples, price and available appointment.
Surveyor attendance
A trained surveyor assesses the material, surroundings, accessibility and appropriate sampling point.
Controlled sampling
A representative portion is collected, sealed, labelled and recorded. The sampling point is treated or sealed where appropriate.
Analysis and report
The sample is analysed at the Sunderland laboratory and a clear result is issued with practical next-step advice.
What can be tested for asbestos?
Asbestos was incorporated into many products, particularly in buildings constructed or refurbished before 2000. Appearance alone cannot confirm asbestos content.
- Textured coatings and Artex
- Insulating board and firebreaks
- Cement roofs, sheets and panels
- Garage and shed roof sheets
- Floor tiles and bitumen adhesive
- Ceiling tiles and soffit boards
- Pipe and boiler insulation
- Sprayed coatings and insulation
- Gaskets, ropes and seals
- Flues, ducts and rainwater goods
- Millboard, paper and textiles
- Debris and suspect residues
See photographs and descriptions in our guide to what asbestos-containing materials can look like.
What your asbestos sample report can include
The report provides a traceable record for the particular material inspected and sampled, subject to the agreed scope and information available.
- Client and property details
- Unique sample reference
- Material description
- Recorded sample location
- Whether asbestos was detected
- Asbestos type where identified
- Laboratory reporting information
- Relevant limitations or notes
Check that the result covers the planned work
A negative result relates only to that sample. Before proceeding, confirm that other layers, materials and hidden areas affected by the work have been appropriately assessed.
Manage, protect, repair or remove
The next action depends on material type, condition, accessibility and planned disturbance. ASM can advise on management, re-inspection or controlled asbestos removal.
Sampling programmes for properties and live projects
ASM supports more than isolated domestic samples. We can plan targeted sampling across property portfolios, refurbishment programmes, reactive maintenance, construction sites and industrial facilities.
- Housing and void-property programmes
- Facilities and maintenance call-outs
- Retail and office portfolios
- Schools and public buildings
- Industrial plant and infrastructure
- Construction and enabling works
- Pre-purchase material checks
- Contractor work-package testing
Send these details with your enquiry
- Full postcode and property or site type
- Clear photographs of each suspect material
- Material location, quantity and condition
- Access, height, parking or operational restrictions
- What work is planned and when it must start
- Any existing survey, register, drawings or specification

Asbestos sampling FAQs
What is asbestos sampling?
Asbestos sampling is the controlled collection of a representative portion of a material suspected to contain asbestos. The sample is sealed, referenced and analysed to establish whether asbestos is detected and identify the asbestos type where present.
Can asbestos be identified from a photograph?
No. Photographs can help ASM understand an enquiry and prepare a quotation, but asbestos cannot be conclusively identified by appearance. Confirmation requires suitable analysis of a representative sample.
Should I take an asbestos sample myself?
HSE advises that sampling should be carried out by a suitably trained person. Taking a sample can release fibres and an unrepresentative or poorly recorded sample may produce information that is unsafe to rely upon. If in doubt, arrange professional collection.
How much does professional asbestos sampling cost?
ASM’s current UK guide range for professional collection and analysis is typically £80–£200 plus VAT, depending on location, quantity, access, material, travel and urgency. Request a fixed written quote for the actual scope.
How much is laboratory analysis if a sample has already been collected?
Current public standard laboratory analysis is £25 per accepted sample. The sample must have been suitably collected, sealed, labelled and booked before submission. Urgent and trade options are available subject to confirmation.
Where is the accredited asbestos laboratory?
The accredited ASM bulk-analysis laboratory is at Sunderland Head Office, 9 Defender Court, Sunderland Enterprise Park, Sunderland, SR5 3PE. Other ASM offices provide regional support but are not presented as accredited laboratory locations.
How quickly can I receive an asbestos result?
Turnaround depends on the confirmed service, appointment, sample acceptance and laboratory capacity. Standard public laboratory results are normally issued within 3–5 days after laboratory receipt and acceptance; faster services may be available by prior confirmation.
Does a negative sample mean the whole property is asbestos-free?
No. A negative result applies to the particular sample tested. It does not establish the asbestos status of other layers, similar-looking materials, inaccessible areas or the rest of the property.
Do I need sampling or a full asbestos survey?
Targeted sampling may be suitable where one or several clearly identified materials need testing. A survey is more appropriate where several areas must be assessed, an asbestos register is required, or refurbishment or demolition work will disturb the building fabric.
What happens if asbestos is found?
The correct action depends on material type, condition, accessibility and planned disturbance. It may be left in place and managed, repaired, encapsulated or removed under appropriate controls. ASM can advise on the proportionate next step.
Can ASM sample multiple sites or property portfolios?
Yes. ASM can plan sampling programmes for housing, facilities management, commercial portfolios, public estates, construction projects and industrial clients, with consistent referencing, reporting and project coordination.
What should I do if the suspect material has already been damaged?
Stop disturbing it, keep people away where reasonably practicable and do not sweep or use a domestic vacuum. Tell ASM what happened and whether dust or debris may have spread so that sampling, assessment and any appropriate air monitoring can be considered.
Request an asbestos sampling quote
Send your postcode, photographs, material location, approximate quantity, access details and required date. ASM will advise whether targeted sampling, a wider asbestos survey or laboratory-only testing is the appropriate route.
