Asbestos Reinspection Survey Peterborough
Asbestos reinspection for Peterborough properties with existing registers. Review recorded materials, identify deterioration and reconcile completed works so condition information and management actions remain useful to the people maintaining the building.
Ask what has changed since the asbestos was first recorded
A reinspection revisits known or presumed ACMs rather than starting the building survey from zero. It checks condition, accessibility, vulnerability and whether management actions need updating.
Condition
Record visible deterioration, damage, surface treatment and evidence of disturbance.
Accessibility
Check whether room use or maintenance changes make the ACM more vulnerable.
Management action
Update priorities where repair, protection, removal or closer monitoring is appropriate.
UKAS-accredited inspection and testing, with the scope kept clear
Asbestos Surveying and Monitoring Ltd holds UKAS accreditation number 32982 for defined inspection activities to ISO/IEC 17020 and testing activities to ISO/IEC 17025. The current schedules define the accredited activities and locations. Bulk asbestos identification is undertaken at the Sunderland laboratory.
Accreditation applies to the organisation and its defined activities. Asbestos removal, preparation of management plans, watching briefs and soil remediation are not described as UKAS-accredited work.

Keep Peterborough registers aligned with completed work
Housing common parts and managed buildings
Use the existing register references to revisit known or presumed materials, then record condition and accessibility. Repairs, new doors, service alterations and tenant changes may affect how a location is identified. If an item cannot be inspected or located, retain the uncertainty and investigate it; do not record a satisfactory condition by assumption.
Commercial changes between visits
A change of use, storage pattern or maintenance routine can increase the chance that an existing material will be disturbed. Tell ASM about new machinery, partition changes and access alterations before the visit. A condition review should feed into action priorities, not merely repeat the wording and scores from the previous report.
Evidence for removal and repair
Provide work records, updated plans and analytical documents where applicable. The register should distinguish work verified by evidence from work that has only been reported verbally. Reinspection does not automatically investigate concealed areas newly affected by a refurbishment proposal; those areas may need a separate intrusive survey.
The asbestos register should describe the building as it exists now
HSE says the register must be kept up to date and the dutyholder's overall management plan reviewed every 12 months or sooner where necessary.
Individual ACM condition-monitoring arrangements should still reflect condition, vulnerability, access and likelihood of disturbance rather than applying one automatic interval to every material.
Update sooner after removal, repair, new survey information, accidental disturbance or changed use.
Reinspection, new survey or intrusive project survey?
Use the existing register and planned work to choose the correct route.
Reinspection
Known or presumed ACMs are already recorded and need condition review.
Management Survey
Existing information is missing or inadequate for normal occupation and foreseeable maintenance.
Refurbishment Survey
Intrusive alteration is planned and concealed building fabric will be disturbed.
Demolition Survey
Full or partial demolition requires highly intrusive pre-demolition information.
Turn changed condition into a clear action
Use the revised condition evidence to keep the management system practical and current.
Continue management
Sound ACMs with suitable controls can remain managed in place.
Repair or protect
Damage or vulnerability may justify protection, encapsulation or another remedial measure.
Remove
Removal can be appropriate where condition or future disturbance makes continued management unsuitable.
Use the reinspection record to close actions
Confirm the deliverables when agreeing the commission, then review the information against the actual property or work scope.
- Match each inspected item to its existing register reference.
- Record current condition, photographs and any change in accessibility or use.
- Separate verified completed removal or repair from work merely reported as complete.
- Assign an owner and target date to new actions and unresolved access; update the management plan where the findings change the controls.
If a location, quantity or assumption is unclear, resolve it before the relevant maintenance or construction stage. Keep reports and completion evidence together so the next contractor can understand what was assessed, what changed and what still needs attention.
Information to send before we arrange attendance
Property and purpose
Provide the full address, approximate size, current use and the decision you need the service to support. Include separate structures or adjoining areas that are part of the project. Tell us if the building was constructed or altered before 2000 and share any earlier asbestos records.
Work scope and evidence
Send relevant reports, marked plans, photographs taken safely and a concise description of any planned disturbance. State what will be retained as well as removed. Photographs help with scope but cannot confirm whether a material contains asbestos.
Access and programme
Give the proposed dates, occupancy, keyholder, parking or loading constraints and any restrictions on opening the fabric. Confirm who arranges isolation, escorts and specialist access. Attendance, laboratory turnaround and reporting dates are agreed for the project, rather than assumed from an online guide.
Cost and programme follow the agreed survey scope
For budgeting, use the Peterborough asbestos survey cost guide and its clearly labelled national reference figures. The final quotation depends on the number of buildings and rooms, required intrusion, sampling, safe access, occupation and report requirements.
Tell ASM about a purchase deadline, contractor start date or phased project before booking. Agree site attendance and report delivery separately, together with what happens if access is unavailable or the work boundary changes. Removal, analytical attendance and reinstatement are separate services unless the quotation expressly includes them.
Peterborough service area and project enquiries
Discuss projects in Peterborough, Fletton, Stanground, Woodston, the Ortons, Bretton, Werrington and Dogsthorpe, alongside enquiries for Hampton and surrounding villages. Coverage is assessed against the exact postcode, service, access requirements and programme. The construction date and refurbishment history of the individual building determine the asbestos question; a neighbourhood name does not establish whether asbestos is present.
Arrange Peterborough attendance
Call 0330 433 9680 or email survey@asbestosSM.co.uk with the site address and purpose of the enquiry. Peterborough is a service area; this page does not advertise a separate staffed office or sample drop-off point.
Sunderland laboratory
ASM’s bulk-analysis laboratory is at 9 Defender Court, Sunderland Enterprise Park, Sunderland, SR5 3PE. Contact 0191 481 2231 and follow the agreed acceptance and delivery arrangements. Site collection and laboratory-only submissions are different services.
Multi-property projects
For estates or work across several locations, see ASM corporate asbestos services. Provide the property schedule, current records, required report format and mobilisation dates. General enquiries: info@asbestosSM.co.uk.

Asbestos Reinspection Survey Peterborough FAQs
What is an asbestos reinspection survey?
It is a follow-up condition assessment of known or presumed ACMs already recorded in an asbestos register.
How often should asbestos be reinspected?
HSE requires the management plan to be reviewed every 12 months or sooner where necessary and the register kept current. Individual ACM condition checks should be scheduled according to condition, vulnerability, access and likelihood of disturbance rather than applying one automatic interval to every material.
Is reinspection the same as a new Management Survey?
No. Reinspection focuses on already recorded ACMs. A new or updated Management Survey may be needed where the underlying building information is inadequate.
Are known ACMs always resampled?
No. Known materials do not normally need repeated laboratory identification unless the information is unclear or a new suspect material requires testing.
What if condition has deteriorated?
Depending on circumstances the ACM may need repair, protection, encapsulation, removal or a changed monitoring arrangement.
What happens if an old asbestos entry cannot be located?
It should be recorded as unresolved and investigated against the earlier plans, photographs and work records. It should not be deleted or marked satisfactory solely because it was not found during the visit.
Should an asbestos register be updated after a tenant fit-out?
Yes, where the work changes relevant materials, layout, access or risk information. Obtain the survey and completion evidence and reconcile it with the existing register rather than waiting for the next scheduled condition visit.
