Asbestos removal costs: current national budgeting guide

The figures below come from ASM’s national guide and are not fixed prices for Peterborough. All exclude VAT. Small quantities, mobilisation, access, condition, waste and the assessed work method can change the project total; unit rates should not be multiplied into an automatic quotation.

UKAS-accredited inspection and testing, with the scope kept clear

Asbestos Surveying and Monitoring Ltd holds UKAS accreditation number 32982 for defined inspection activities to ISO/IEC 17020 and testing activities to ISO/IEC 17025. The current schedules define the accredited activities and locations. Bulk asbestos identification is undertaken at the Sunderland laboratory.

Accreditation applies to the organisation and its defined activities. Asbestos removal, preparation of management plans, watching briefs and soil remediation are not described as UKAS-accredited work.

What a Peterborough removal quotation needs to include

Material extent and method

Provide a survey or test result with photographs and the quantity to be removed. Similar-looking boards or panels can require different controls, so a photograph alone cannot establish the work category. Explain the condition and whether surrounding construction must also be disturbed. A unit rate cannot reliably price a project without these assumptions.

Access, shutdown and segregation

For commercial premises, identify height, loading distance, adjacent occupancy, operating hours and service isolation. For residential work, include shared paths, narrow access and contents within the work area. Quotes should define access equipment, protection and cleaning so a lower total is not simply omitting a necessary part of the work.

The finished condition of the work area

Distinguish asbestos removal from new roofing, plastering, flooring, building repairs and decoration. Confirm waste documentation and analytical requirements, including who appoints the clearance analyst where applicable. Ask how changes in quantity or newly uncovered contamination are handled, rather than assuming the original price covers an undefined extension of scope.

Why prices vary

The material name is only one part of the quotation

A fixed price needs the condition, quantity, work category, access and completion requirements as well as the ACM type.

Condition

Intact material that can be handled carefully is different from broken, degraded or contaminated ACMs.

Access

Ground-floor access is different from scaffolding, fragile roofs, confined spaces or occupied buildings.

Work method

The proposed disturbance influences work classification, controls, equipment, labour and programme.

Compare quotations

Check what is included before comparing the headline total

  • material and quantity
  • access equipment
  • enclosure where required
  • waste packaging, hazardous-waste documentation and authorised disposal
  • air monitoring / clearance where required
  • working hours
  • making good
  • replacement products
A lower quote can simply contain fewer inclusions.

Ask whether scaffolding, analytical work, replacement roofing or reinstatement are included or excluded.

Compare complete quotations, not isolated unit rates

Confirm the deliverables when agreeing the commission, then review the information against the actual property or work scope.

  • Match the material identification, quantity, condition and exact work area.
  • Compare access, segregation, enclosure and decontamination where needed.
  • Check waste packaging, transport, receiving facility and the required documentation.
  • Separate analytical work, replacement products, building repairs, VAT and any programme assumptions.

If a location, quantity or assumption is unclear, resolve it before the relevant maintenance or construction stage. Keep reports and completion evidence together so the next contractor can understand what was assessed, what changed and what still needs attention.

Information to send before we arrange attendance

Property and purpose

Provide the full address, approximate size, current use and the decision you need the service to support. Include separate structures or adjoining areas that are part of the project. Tell us if the building was constructed or altered before 2000 and share any earlier asbestos records.

Work scope and evidence

Send relevant reports, marked plans, photographs taken safely and a concise description of any planned disturbance. State what will be retained as well as removed. Photographs help with scope but cannot confirm whether a material contains asbestos.

Access and programme

Give the proposed dates, occupancy, keyholder, parking or loading constraints and any restrictions on opening the fabric. Confirm who arranges isolation, escorts and specialist access. Attendance, laboratory turnaround and reporting dates are agreed for the project, rather than assumed from an online guide.

Removal delivery through ASM and F&I Group

ASM undertakes appropriate non-licensed and notifiable non-licensed asbestos work. Licensed asbestos removal is delivered through Flowing Construction Services within F&I Group. The material, condition, planned disturbance and risk assessment determine the work category; the job title or material name alone does not decide it.

Confirm the delivering contractor and current licence where licensed work is required. Where formal site clearance certification applies, the building owner or client should independently source and employ the analyst, in line with HSE guidance on putting the management plan into action.

Peterborough service area and project enquiries

Discuss projects in Peterborough, Fletton, Stanground, Woodston, the Ortons, Bretton, Werrington and Dogsthorpe, alongside enquiries for Hampton and surrounding villages. Coverage is assessed against the exact postcode, service, access requirements and programme. The construction date and refurbishment history of the individual building determine the asbestos question; a neighbourhood name does not establish whether asbestos is present.

Asbestos Removal Cost Peterborough FAQs

Is air monitoring included in the price?

Only where stated. Analytical requirements depend on the work and should be explicitly included or excluded in the quotation.

Are these fixed prices?

No. They are budgeting guides. A fixed quote requires project-specific evidence and scope.

Does garage roof removal include a new roof?

Only if the quotation expressly includes it. Sheet removal, frame work, replacement roofing, structural repairs and making good are separate scope items.

How do I arrange a written quotation?

Send the site address, purpose of the enquiry, photographs, existing asbestos information, relevant plans and target dates. ASM will confirm the appropriate scope and the information needed to price the work.

Is there an ASM laboratory in Peterborough?

ASM’s accredited bulk-analysis laboratory is at Sunderland headquarters. Peterborough is a service area; use the published ASM contact details to arrange attendance or laboratory submission.

Is a price per square metre the final project cost?

No. Unit rates are budgeting references. Mobilisation, access, segregation, material condition, waste, analytical work and the overall work scope can materially change the total quotation.

Which Peterborough areas can I enquire about?
