Demolition is not simply the uncontrolled destruction of a building. A successful project removes the specified structure in a planned sequence, maintains stability throughout the work, protects neighbouring people and property, controls dust and debris, and leaves the site in the condition required for the next phase.

Where the engineering assessment and demolition plan identify a benefit, compact remote-controlled Brokk demolition robots can carry breakers, crushers, pulverisers and other project-specific attachments.

The operator controls the machine from a selected safe position outside the immediate tool and collapse zone. This can reduce direct operator exposure to falling material, vibration and the immediate breaking area while providing powerful demolition capability in locations that may be unsuitable for conventional excavators.

Remote operation does not remove the need for structural assessment, load checks, exclusion zones, competent operators or a written demolition sequence.

Difficult does not mean uncontrolled. It means the information, temporary works, separation details, plant selection and sequence must be developed to a higher level before the work starts.

Best-practice principle: The selected sequence should eliminate the possibility of uncontrolled collapse. Where that cannot be achieved by simple plant separation and exclusion zones, the project requires more detailed engineering, temporary works or a different demolition method.

How a full demolition project is planned and delivered

The level of detail is proportionate to the structure and risk, but the control sequence remains consistent: obtain information, choose the method, resolve constraints, execute the written plan and document the handover.

Define the scope

Confirm the demolition boundary, retained elements, future site level, below-ground scope, programme, interfaces and required handover condition.

Gather pre-construction information

Review drawings, construction type, alterations, structural condition, utilities, neighbouring assets, asbestos, contamination and environmental constraints.

Survey and engineer

Complete required structural appraisal, demolition asbestos survey, service tracing, ecology or contamination assessment and temporary-works design.

Complete enabling works

Establish fencing, welfare and access; isolate services; remove asbestos; complete soft strip; install temporary works and prepare waste routes.

Demolish to the written sequence

Under CDM 2015, demolition or dismantling must be planned and carried out to prevent danger or, where prevention is not reasonably practicable, reduce danger so far as reasonably practicable.

Structural stability

Load paths, bracing, cores, party walls, overhangs, retained sections, debris loading and historic alterations are considered before the sequence is agreed.

Exclusion and debris zones

The planned collapse and debris area remains inside the controlled boundary. The zone is reviewed as the building height and method change.

Services and stored energy

Gas, electricity, water, drainage, telecoms, process lines, pressure systems and below-ground services are identified, isolated and verified by competent persons.

Dust, noise and vibration

Plant, working method, mist suppression, extraction, monitoring, boundary controls and programme restrictions are selected for the site and its neighbours.

Read the HSE demolition guidance and CDM 2015 Regulation 20. Applicable building-control notices and consents must also be addressed; in England and Wales this can include a Section 80 notice of intended demolition. Requirements differ by location and project, so they are checked during planning rather than assumed.

A demolition project produces different waste streams and potential recoverable materials. The survey, soft-strip and demolition sequence can be organised to separate clean concrete, brick, metals, timber, plasterboard and other defined materials rather than unnecessarily mixing all arisings.

Materials are classified, contained, transported and recorded through the appropriate authorised routes. Waste transfer notes or hazardous-waste consignment records are used where applicable, and destination facilities are selected for the relevant waste type.

Many demolition projects fail at the interfaces: the asbestos survey does not match the demolition boundary, services remain live, access is unresolved, the soft strip removes the wrong elements, or waste and handover requirements are left until work is underway.

What is the difference between soft strip and full demolition?

A soft strip removes selected non-structural fixtures, finishes, partitions and redundant components while retaining the structural shell. Full demolition removes the load-bearing structure itself. Soft strip is often completed before structural demolition to improve access, remove reusable items and separate waste streams.

Do I need an asbestos survey before demolishing a building?

Where asbestos may be present, the client must provide asbestos information suitable for the planned work. Full demolition normally requires a sufficiently intrusive refurbishment and demolition asbestos survey covering the complete demolition boundary. A management survey is not designed to support destructive demolition work.

Can you coordinate asbestos removal before demolition?

Yes. ASM can support the demolition asbestos survey and applicable asbestos-removal workstream, while full structural demolition is delivered through the wider F&I Group construction capability. Licensed, notifiable non-licensed and non-licensed asbestos activities are separately assessed and documented before demolition reaches the affected materials.

What is robotic Brokk demolition?

Brokk machines are compact, remote-controlled demolition robots that can carry breakers, crushers and other attachments. They are useful for certain internal, confined, restricted-access or heavy-concrete tasks because the trained operator can control the machine from outside the immediate tool and breaking zone.

Can you demolish difficult or unstable structures?

Potentially, subject to structural information and a suitable engineered method. Unstable, fire-damaged, confined or closely adjoined structures may require remote plant, temporary works, designed separation, top-down deconstruction or another specialist sequence. Access is restricted until a competent assessment identifies a safe working method.

How is the demolition method selected?

The method is selected from the structure's form, condition, load paths and height together with historic alterations, adjacent property, available space, access, services, environmental constraints, exclusion zones and the required handover condition. The method and sequence are documented and communicated before demolition begins.

Who is responsible for a Section 80 demolition notice?

In England and Wales, applicable demolition may require notice to the local authority under Section 80 of the Building Act 1984. Responsibility and submission arrangements should be confirmed in the project appointment. Scottish and other location-specific building-control requirements differ and must be checked for the relevant site.

What happens to utilities before demolition?

Known electrical, gas, water, drainage, telecoms, process and below-ground services must be identified and appropriately isolated, disconnected, diverted or protected by competent persons. Isolation evidence and remaining live services are incorporated into the demolition plan and workforce briefing.

Do you recycle demolition waste?

Where the materials, site logistics and authorised routes permit, the project can separate metals, clean concrete, brick, timber, plasterboard and other recoverable materials at source. Hazardous materials, including asbestos waste, follow separate controlled routes. The achievable recovery approach is defined for the individual project rather than assumed.

Can you remove slabs, foundations and basements?

Yes, where these elements are included in the agreed scope and the method addresses adjacent foundations, buried services, groundwater, excavation stability and the required future platform. Breakout, material processing, removal and backfilling are completed to the project specification.

Can demolition be carried out beside occupied buildings?

Some projects can proceed beside occupied property where the engineering assessment, working space and controls make this reasonably practicable. The plan may require enhanced segregation, monitoring, dust and noise controls, adjusted working hours, protected access routes and close coordination with neighbours or building users.

What information is needed for a demolition quotation?
