Day-to-day school asbestos management

School asbestos information must be usable by the people who control work

ASM supports more than 120 school sites with asbestos management, reinspection and compliance support. The objective is not simply another survey document: the register, management plan, contractor controls and project-survey information need to stay aligned with how the estate is actually maintained.

Which asbestos survey does a school or college need?

Management Survey

Normal occupation, routine maintenance and asbestos-register information.

Management Survey →

Refurbishment Survey

Intrusive investigation before capital and refurbishment works.

Refurbishment Survey →

Demolition Survey

Highly intrusive investigation before full or partial demolition.

Demolition Survey →

Reinspection Survey

Condition monitoring of ACMs already recorded within the school estate.

The school survey is part of a live management system

Responsibility depends on the type of school and who controls maintenance and repair. The school should maintain current asbestos information and make relevant information available before potentially disturbing building fabric.

Core school controls

  • Current asbestos register
  • Site-specific management plan
  • Named responsibilities
  • Condition monitoring
  • Contractor sign-in and briefing
  • Emergency disturbance procedure
  • Project surveys before intrusive works

School refurbishment surveys should follow the actual work package

Typical works

  • Classroom refurbishment
  • Heating and boiler upgrades
  • Electrical and fire-alarm works
  • Ceiling and partition alterations
  • Roofing and roofline works
  • Kitchen and welfare upgrades
  • Fire-stopping works
  • Extensions and demolition

Send ASM before attendance

  • Current survey and register
  • Management plan
  • Site plan
  • Capital works drawings
  • Term dates
  • Caretaker contact
  • Safeguarding requirements
  • Required report date

Occupied schools create practical survey limitations

Typical restrictions can include occupied classrooms, locked stores, roof access, inaccessible ceiling voids and locations that cannot safely be opened during normal school occupation.

An inaccessible area is not an asbestos-free area. Any restriction affecting future works should be resolved before that location is disturbed.

What should a school asbestos survey report provide?

Scope

Buildings, rooms and survey purpose.

ACM locations

Sampled and presumed asbestos.

Laboratory results

Traceable sample identification.

Photos & plans

Useful information for staff and contractors.

Restrictions

Areas not inspected.

Actions

Management, investigation, removal or reinspection.
