Retail asbestos surveys need to reflect the lease boundary and the programme

A retail unit may sit within a larger asset containing landlord services, common areas, risers, roofs, plant and structural elements. Responsibility and access can therefore be divided between landlord, tenant, managing agent and project teams.

Landlord, tenant and managing-agent responsibilities

Responsibility follows maintenance and repair obligations and can be divided across a retail asset. Before works start, confirm which party controls each affected area and whether the existing asbestos information genuinely covers the project.

Retail fit-out surveys should be completed before possession dates become critical

Retail programmes often work to fixed closure, possession and reopening dates. If intrusive asbestos information is commissioned late, concealed ACMs can affect strip-out and fit-out programmes.

Provide the fit-out drawings, unit boundary, landlord interfaces, service alterations and areas being opened.

Typical works

  • Tenant strip-out and refit

  • Floor replacement

Retail & Shopping Centre Asbestos FAQs

Who is responsible for asbestos in a leased retail unit?

Responsibility depends on the lease or contract and who controls maintenance and repair.

Not automatically. Intrusive fit-out work may require a Refurbishment Survey.

Can ASM survey stores while they remain operational?

Yes where safe and practical; intrusive work may require controlled access.

Can ASM support a national retail portfolio?

Yes. Survey and reinspection programmes can be standardised across multiple assets.

Are ASM retail surveys UKAS accredited?

ASM holds UKAS accreditation number 32982 for defined inspection activities.
