Choose the asbestos air test that answers the project question

Air monitoring should be selected for a defined purpose. A single air test cannot answer every question about exposure, enclosure performance, disturbance, cleanliness or reoccupation.

Background air monitoring

Establishes a reference fibre concentration before relevant asbestos removal, disturbance, demolition or remediation works begin. It can be particularly useful on occupied or sensitive sites.

Leak air monitoring

Air sampling undertaken outside an asbestos enclosure during controlled removal work to provide information on whether airborne fibre concentrations indicate a potential loss of control.

Reassurance air monitoring

Used following suspected disturbance, controlled remedial work or cleaning where site-specific information about airborne fibre concentration is required before the area is returned to normal use.

Personal air monitoring

Sampling undertaken within a worker's breathing zone to support exposure assessment, review task controls and provide information about the effectiveness of the working method.

Clearance air monitoring

Formal air sampling completed at Stage 3 of a four-stage clearance once the preliminary checks and detailed visual inspection have been completed satisfactorily.

4-stage clearance

A formal sequential inspection and analytical process associated with relevant licensed asbestos removal work. A Certificate of Reoccupation is issued only where all applicable stages are passed.

What happens during a 4-stage clearance?

Four-stage clearance is not simply an air test. Each stage must be completed in sequence. Where a stage fails, the relevant issue must be corrected before the analyst progresses.

1

Preliminary check

The analyst reviews job completeness, site condition, enclosure arrangements, transit and waste routes and relevant supporting information.

2

Thorough visual inspection

The work area is inspected carefully for visible asbestos debris, dust and residue. Further cleaning is required where the area does not pass.

3

Clearance air monitoring

Once the visual inspection passes, air sampling is undertaken using the applicable analytical procedure.

4

Final assessment

Following dismantling of the enclosure, the former enclosure area and relevant surroundings are assessed before final certification.

The clearance indicator is not a declaration of “zero asbestos”

Stage 3 clearance air monitoring is assessed against the applicable clearance indicator.

Passing the air test alone does not complete the four-stage clearance. The visual inspection and final assessment are also essential parts of the process.

An air-monitoring result represents the defined sampling period, location and conditions. It does not prove that a whole building contains no asbestos-containing materials.

0.010 f/ml

Stage 3 clearance indicator

The applicable clearance indicator is 0.010 fibres per millilitre. This is distinct from the legal control limit and should not be described as demonstrating zero asbestos.

Air monitoring for occupied, construction and industrial environments

Analytical monitoring can be planned around the building, work activity, sensitive receptors and the question the client needs answered.

Healthcare, education & occupied buildings

Risk-based background, leak and reassurance monitoring can support controlled asbestos works in hospitals, healthcare environments, schools, colleges, offices and occupied buildings.

Construction & demolition

Monitoring can support phased refurbishment, demolition, intrusive works and asbestos removal where the asbestos activity interfaces with other contractors or occupied areas.

Industrial & contaminated land

Planned analytical attendance can support industrial shutdowns, plant works, asbestos-removal programmes and asbestos-in-soil watching briefs, excavation and remediation activities.

How an asbestos air-monitoring instruction works

1

Define the question

Confirm whether the requirement is background, leak, reassurance, personal, clearance or full four-stage clearance.

2

Send project details

Provide the address, dates, asbestos material, work method, occupied areas, sensitive receptors and relevant project documents.

3

Monitor & assess

The analyst records site conditions, collects the required air samples and analyses them using the applicable controlled procedures.

4

Report & respond

Results and observations are recorded and communicated, with appropriate action where an unexpected result or clearance failure occurs.

Information to send for an accurate analytical quotation

  • Full Newcastle or Tyneside site address
  • Monitoring or clearance service required
  • Proposed date, time and expected duration
  • Asbestos material and removal scope
  • Plan of work where applicable
  • Notification details where applicable
  • Number of enclosures or work areas
  • Number of operatives for personal monitoring
  • Occupied areas or sensitive receptors
  • Site contact and reporting requirements
Suspect asbestos has been accidentally disturbed?

Stop the activity and restrict unnecessary access where reasonably practicable.

Do not sweep the area or use a domestic vacuum cleaner.

An air test does not replace controlling the source, debris and affected area. Contact ASM with details of what happened so the appropriate assessment, cleaning, sampling and monitoring response can be considered.

Newcastle asbestos air-monitoring FAQs

What types of asbestos air monitoring does ASM provide in Newcastle?

ASM provides background, leak, reassurance, personal and clearance air monitoring together with formal four-stage clearance services where applicable.

Is ASM's asbestos air monitoring UKAS accredited?

ASM is UKAS-accredited testing laboratory number 32982 to ISO/IEC 17025. Accreditation applies to the activities and locations defined on the current UKAS testing schedule.

What is a 4-stage clearance?

It is a formal sequential process involving a preliminary site check, thorough visual inspection, clearance air monitoring and a final assessment after enclosure dismantling. All applicable stages must pass before the Certificate of Reoccupation is issued.

What is the asbestos clearance indicator?

The applicable Stage 3 clearance indicator is 0.010 fibres per millilitre. It is not a declaration of zero asbestos and is distinct from the legal control limit.

Is air monitoring required after every asbestos removal job?

No. The analytical requirement depends on the asbestos material, work classification, method, enclosure arrangements, risk assessment and project circumstances. Relevant licensed enclosure work normally requires formal four-stage clearance.

Can an air test prove my Newcastle property is asbestos-free?

No. An air test provides a result for a defined sampling period, location and set of conditions. It does not identify hidden asbestos-containing materials or prove that an entire building contains no asbestos.

Can ASM provide reassurance testing after accidental asbestos disturbance?

Yes, where reassurance monitoring is appropriate. The source, debris and affected area should first be assessed and controlled. Air monitoring does not replace appropriate cleaning, inspection or material sampling.

What information do you need for a 4-stage clearance quotation?

Send the site address, proposed date and shift, asbestos material, removal scope, plan of work, notification details where applicable, number of enclosures, anticipated clearance time and site contact details.
