Refurbishment asbestos surveys in Newcastle
An intrusive, project-specific survey of every area and building element the proposed works will disturb. We use the drawings and contractor scope to plan access and reduce costly discoveries after work starts.
Do not rely on the management survey. It was designed for normal occupation and maintenance, not destructive access behind finishes, within voids or into the building fabric.
Survey before the work begins

What we need before attendance
- 1
Drawings and work description
Provide plans, marked-up areas, specifications or a detailed contractor scope.
- 2
Access and isolation plan
Identify occupied rooms, live services, keys, height access and areas needing opening-up support.
- 3
Intrusive inspection
The surveyor investigates to the depth of the proposed disturbance within the agreed work area.
- 4
Report and actions
Findings support design decisions, tender information, removal planning and construction sequencing.
Look beyond visible finishes
A refurbishment survey must follow the proposed disturbance, not stop at what can be seen from the room.
Ceilings and voids
Boards, coatings, fire breaks, service risers, duct panels and debris above suspended ceilings.
Walls and partitions
Infill panels, packers, linings, concealed boards and service penetrations.
Floors
Tiles, paper backing, adhesives, screeds, ducts and concealed damp-proof or packing products.
Plant and services
Gaskets, rope seals, insulation, flash guards, fuse components and pipework interfaces.
Newcastle refurbishment survey costs
Refurbishment surveys start from £280 plus VAT. Final cost depends on floor area, number of work zones, intrusive access, occupancy, plans and turnaround.

Inspect the materials the work will actually disturb
Fit-outs, residential upgrades, retrofit, M&E replacement, façade work and conversions across Tyneside can affect concealed voids and layered finishes. Provide drawings and the contractor's work description so the intrusive survey boundary matches the real project.

Refurbishment asbestos survey FAQs
When do I need a refurbishment asbestos survey?
Before work that will disturb the fabric of a building built before 2000, unless adequate existing information proves the affected area is free of asbestos. The survey must cover the complete scope and depth of disturbance.
How intrusive is a refurbishment survey?
It is intrusive enough to access the materials the proposed work will disturb. This may require opening finishes, voids, boxing, panels or other elements, with the extent agreed before attendance.
Can a refurbishment survey be limited to one room?
Yes, if the proposed work is genuinely confined to that room and all affected interfaces are included. The report should clearly define the surveyed area and exclusions.
How much is a refurbishment asbestos survey in Newcastle?
Our guide starts from £280 plus VAT. Property size, number of work areas, access, destructive inspection, making-good assumptions and reporting deadline affect the fixed quote.
Can the building remain occupied during the survey?
Sometimes, with careful planning and segregation. Intrusive access may require local isolation, out-of-hours work, service isolation or temporary vacancy depending on the area and method.
