Select the correct survey
Different survey types answer different questions
Management Survey
For normal occupation, foreseeable maintenance and building-wide asbestos management.
Management Survey →Refurbishment Survey
Intrusive inspection of the exact fabric affected by renovation, alteration, fit-out or service replacement.
Refurbishment Survey →Demolition Survey
Highly intrusive investigation throughout the defined full or partial demolition boundary.
Demolition Survey →Reinspection Survey
Condition review of asbestos already recorded within suitable existing information.
Reinspection →Cardiff building context
Survey scope should reflect how the property was built and altered
Victorian & Edwardian housing
Areas including Cathays, Roath, Adamsdown, Splott, Grangetown and Canton contain substantial older housing stock often altered during the period when asbestos products were widely used.
Commercial & public buildings
City-centre offices, retail, hotels, universities, schools, hospitals and managed premises may have several fit-out and services-upgrade phases.
Dockland & industrial property
Older warehouses, workshops, service buildings and converted industrial property can include redundant plant, fire protection, roofs, ducts and multiple concealed construction layers.

Survey process
From scope review to project-ready reporting
Plan
Confirm purpose, boundaries, existing records, access and required level of intrusion.
Inspect
Complete systematic inspection of the agreed area to the level required by the survey type.
Sample & analyse
Collect representative samples where required for analysis within ASM's accredited laboratory route.
Report & act
Issue locations, photographs, assessments, limitations and practical next actions.
Report content
Information the next team can actually use
Sampling versus surveying
A single sample answers a material question, not a whole-building question
Professional sampling can be proportionate where one defined suspect material needs identification. It does not replace systematic surveying where the decision concerns a whole building, asbestos register or wider work area.
After the survey
Connect the report to the next action
Manage
Transfer retained ACMs into an active register and management plan.
Management →Reinspect
Set condition-review arrangements for known and presumed materials.
Reinspection →Remove
Plan controlled removal where asbestos conflicts with intended work or cannot be managed reliably.
Removal →Monitor / clear
Arrange analytical attendance where required by the asbestos work strategy.
Air Monitoring →Frequently asked questions
Asbestos Survey Cardiff FAQs
Which asbestos survey do I need?
Use a Management Survey for normal occupation and foreseeable maintenance, a Refurbishment Survey for intrusive alteration, a Demolition Survey for demolition and a Reinspection where suitable existing asbestos information requires condition review.
Are ASM asbestos surveys UKAS accredited?
ASM holds UKAS accreditation number 32982 for defined asbestos inspection activities to ISO/IEC 17020. The current UKAS schedule defines the precise accredited scope.
Can a Management Survey be used for refurbishment?
Not automatically. It should be compared with the actual project boundary and additional intrusive survey information obtained where the planned work will disturb inadequately inspected fabric.
Can asbestos be identified from a photograph?
No. Photographs help with scoping, but definitive identification requires suitable representative sampling and laboratory analysis.
Does a negative sample clear the whole property?
No. The result relates only to the material represented by that sample.
What if part of the building cannot be accessed?
The restriction should be recorded. If planned work affects that location, suitable additional access or other asbestos controls are required before disturbance.
Does finding asbestos mean it must be removed?
No. Depending on condition, accessibility and future disturbance it may be managed, protected, repaired, encapsulated or removed.
What should I send for a Cardiff survey quotation?
Send the address, building type, survey purpose, plans, work scope, existing asbestos information, access constraints and required dates.
Request an asbestos survey in Cardiff
Send the property details and explain the decision the survey needs to support so ASM can define the correct survey type and scope.
