Select the right instruction

Four survey routes with different purposes

Choose the survey by purpose, not by price alone. The survey must answer the question created by normal occupation, maintenance, refurbishment, demolition or an existing asbestos register.

Management Survey

Locates and assesses materials that could be disturbed during normal use, routine maintenance or foreseeable activity. It commonly supports an asbestos register and management plan.

Explore Management Surveys →

Refurbishment Survey

Targets the rooms, components, voids and service routes affected by a specified intrusive project so hidden ACMs can be dealt with before disturbance.

Scope a Refurbishment Survey →

Demolition Survey

Thorough intrusive inspection of the defined demolition area, normally in a vacant controlled building, to support asbestos removal and demolition planning.

Plan a Demolition Survey →

Reinspection Survey

Checks the condition of previously identified or presumed ACMs and updates the existing asbestos record. It does not automatically repeat the original survey.

Arrange a Reinspection →
HSG264 principle: provide the reason for the survey, building or work-area boundaries, plans, access information and project details. A vague instruction can create restrictions, gaps and avoidable return visits.

Stoke building stock

Where local construction context changes the survey

Terraces & older homes

Victorian and Edwardian homes may have later pre-2000 additions, heating upgrades, textured coatings, flooring, garage sheets and boards introduced during refurbishment.

Potteries & industrial conversions

Former pottery, engineering and warehouse buildings can contain complex fire protection, plant areas, ducts, redundant services and multiple alteration phases behind modern finishes.

Managed estates

Schools, healthcare buildings, factories, warehouses, housing and commercial portfolios need systematic access planning, usable drawings and clear communication with facilities teams.

Sampling is not surveying

One material result cannot replace systematic building information

Targeted sampling is appropriate when the decision concerns a specific named material. A wider survey is required when the question concerns normal management, a whole property or an intrusive work area containing multiple or concealed materials.

Frequently asked questions

Asbestos Survey Stoke-on-Trent FAQs

Which asbestos survey do I need?

A Management Survey supports normal occupation and foreseeable maintenance. A Refurbishment Survey investigates the exact fabric planned works will disturb. A Demolition Survey covers full or partial demolition. A Reinspection reviews asbestos already recorded.

Are ASM asbestos surveys UKAS accredited?

ASM holds UKAS accreditation number 32982 for defined asbestos inspection activities to ISO/IEC 17020. The current UKAS inspection schedule defines the precise scope.

Can a Management Survey be used before refurbishment?

Not automatically. The existing survey must be compared with the current project boundary and additional intrusive information obtained wherever necessary.

Is asbestos sampling the same as an asbestos survey?

No. Sampling answers a specific material question. A survey systematically inspects a defined property or work area and records wider asbestos information.

Can a photograph confirm asbestos?

No. Photographs can help with scoping, but reliable identification requires appropriate representative sampling and laboratory analysis.

What happens if an area cannot be accessed?

The restriction should be recorded. If future work will disturb that location, suitable additional access, further survey work or presumed-asbestos controls are required before work reaches it.

Does finding asbestos mean it must be removed?

No. Depending on condition, accessibility and future disturbance, ACMs may be managed, repaired, encapsulated, protected or removed.

What should I send for a survey quote?

Send the full address, building use, survey reason, plans, proposed works, existing asbestos records, access constraints and required attendance/report dates.

Tell ASM what decision the Stoke survey needs to support

Send the property address, building type, planned work, drawings, existing asbestos information and access constraints for a clear written scope and quotation.
