Asbestos Surveying and Monitoring Ltd holds UKAS accreditation number 32982 for defined inspection activities to ISO/IEC 17020 and testing activities to ISO/IEC 17025. The current schedules define the accredited activities and locations. Bulk asbestos identification is undertaken at the Sunderland laboratory.

Accreditation applies to the organisation and its defined activities. Asbestos removal, preparation of management plans, watching briefs and soil remediation are not described as UKAS-accredited work.

Register updates

The asbestos register should describe the building as it exists now

HSE says the register must be kept up to date and the dutyholder's overall management plan reviewed every 12 months or sooner where necessary.

Individual ACM condition-monitoring arrangements should still reflect condition, vulnerability, access and likelihood of disturbance rather than applying one automatic interval to every material.

Confirm the deliverables when agreeing the commission, then review the information against the actual property or work scope.

  • Match each inspected item to its existing register reference.
  • Record current condition, photographs and any change in accessibility or use.
  • Separate verified completed removal or repair from work merely reported as complete.
  • Assign an owner and target date to new actions and unresolved access; update the management plan where the findings change the controls.

If a location, quantity or assumption is unclear, resolve it before the relevant maintenance or construction stage. Keep reports and completion evidence together so the next contractor can understand what was assessed, what changed and what still needs attention.

Is reinspection the same as a new Management Survey?

Are known ACMs always resampled?

No. Known materials do not normally need repeated laboratory identification unless the information is unclear or a new suspect material requires testing.

What if condition has deteriorated?

Depending on circumstances the ACM may need repair, protection, encapsulation, removal or a changed monitoring arrangement.

What happens if an old asbestos entry cannot be located?

It should be recorded as unresolved and investigated against the earlier plans, photographs and work records. It should not be deleted or marked satisfactory solely because it was not found during the visit.

Should a change of commercial tenant trigger an asbestos review?

Review changes to use, access, maintenance and proposed alterations. Reinspection may help update recorded condition, while a new fit-out can require additional survey work. A tenancy change alone does not establish the correct investigation scope.

What if a material disappears behind a new ceiling?

Record the changed accessibility and retain the material’s history until there is suitable evidence to resolve it. Concealment is not proof of removal; manage the restriction and the risks of future access.
