Asbestos Survey Cost Bristol
Understand Bristol asbestos survey costs by comparing the investigation and access required, not just the floor area. ASM’s current national guide figures provide a budgeting reference, with the final quotation based on your building, proposed work and reporting needs.
Asbestos survey costs: national guide figures for budgeting
ASM’s current UK guide gives the figures below. They are national guides, not fixed Bristol offers. All figures exclude VAT; scope and inclusions are confirmed in a written project quotation.
| Survey or property | National guide, excluding VAT | Quotation considerations |
|---|---|---|
| Small flat or studio | £180–£250 | Purpose, number of rooms and access; communal areas must be specified. |
| Two-bedroom house | £220–£320 | Extensions, lofts, garages and outbuildings can change the scope. |
| Three-bedroom house | £250–£380 | Layout, survey purpose, sampling and access. |
| Larger domestic property | £320–£480 | Building complexity and the areas included. |
| Small commercial unit | £290–£650 | Use, floor area, occupation and service spaces. |
| Refurbishment survey | Usually from £280 | Exact works and depth of intrusive access. |
| Demolition survey | Usually from £320 | Full demolition boundary, stability and safe intrusive access. |
| Reinspection or complex sites | Written quotation | Existing register, number of items, buildings and reporting requirements. |

UKAS-accredited inspection and testing, with the scope kept clear
Asbestos Surveying and Monitoring Ltd holds UKAS accreditation number 32982 for defined inspection activities to ISO/IEC 17020 and testing activities to ISO/IEC 17025. The current schedules define the accredited activities and locations. Bulk asbestos identification is undertaken at the Sunderland laboratory.
Accreditation applies to the organisation and its defined activities. Asbestos removal, preparation of management plans, watching briefs and soil remediation are not described as UKAS-accredited work.

A useful quotation states exactly what is included
The lowest headline price is only meaningful where survey depth and inclusions are comparable.
Inspection scope
Survey type, buildings, floors, rooms, work areas, external elements and outbuildings.
Sampling & access
Representative sampling, high-level access, isolation and destructive-opening requirements.
Reporting
Expected report format, photographs, plans, turnaround and client-specific data requirements.
Why two Bristol properties of the same size can have different prices
- survey type
- property size and layout
- historic conversions or extensions
- occupation and escorts
- high-level or restricted access
- sampling requirements
- programme and turnaround
For refurbishment or demolition, send drawings and the proposed work boundary before accepting the quote.
What changes a Bristol asbestos survey quotation?
Access across several occupied units
A building with a modest footprint may require several appointments if flats, businesses and shared spaces have different keyholders. Give ASM an access schedule and identify likely restrictions before requesting a price. Compare whether the quotation includes all units, revisits and the management of incomplete access, rather than comparing a single headline survey fee.
How far the refurbishment reaches
Removing a ceiling finish is a different investigation from replacing services through floors, risers and roof space. Provide the drawings and works specification for a Bristol conversion or fit-out. More complex intrusion, specialist access and client-arranged isolations may change the cost, even when the postal address and floor area are unchanged.
Plans and reporting for multiple addresses
For a portfolio instruction, agree unit names, plans and report outputs before mobilisation. A concise report for one house and an asset-coded register for a managed estate involve different deliverables. State the deadline and the information needed for tendering, maintenance or purchase decisions; do not assume these outputs are included in every price.
A survey quotation should answer these questions
Confirm the deliverables when agreeing the commission, then review the information against the actual property or work scope.
- Which survey type, buildings, rooms and external structures are included?
- How are representative sampling, laboratory analysis and additional suspect materials priced?
- Who provides keys, escorts, isolation, specialist access and any required vacancy?
- What reporting, drawings, turnaround, VAT and return-visit assumptions apply?
If a location, quantity or assumption is unclear, resolve it before the relevant maintenance or construction stage. Keep reports and completion evidence together so the next contractor can understand what was assessed, what changed and what still needs attention.
Make Bristol survey quotations comparable
- List precisely which units, rooms and ancillary areas are included.
- Confirm sampling, plans and report inclusions.
- State the basis for additional visits, opening-up and making good.
- Agree access dates and any specialist equipment or client-controlled isolations.
Bristol city and surrounding-area enquiries
Discuss projects in central Bristol, Clifton, Redland, Bedminster, Southville, Easton, Fishponds, Brislington, Horfield, Avonmouth and Shirehampton. For nearby locations outside the city boundary, including Filton, Patchway, Kingswood, Keynsham and Portishead, send the exact postcode and required service so scope, access and attendance can be confirmed. The relevant local authority and permissions depend on the site address.
Arrange the right Bristol service
Call 0330 433 9680 or email survey@asbestosSM.co.uk with the property details and intended work. This is a service-area page; appointments are arranged through ASM’s published contacts, without an advertised staffed Bristol branch.
Bulk testing through Sunderland
ASM’s bulk-analysis laboratory is at 9 Defender Court, Sunderland Enterprise Park, Sunderland, SR5 3PE. Call 0191 481 2231 or use the Sunderland laboratory information to agree submission. Do not travel to an assumed Bristol sample counter or send unarranged samples.

Asbestos Survey Cost Bristol FAQs
Is asbestos sampling included in a survey price?
Representative sampling is normally undertaken where required within the agreed survey strategy. The quotation should state the sampling arrangements.
Can ASM provide a fixed written survey quote?
Yes. A project-specific quotation can be prepared once the property, survey purpose, access, planned works and reporting requirements are clear.
Are these confirmed Bristol survey prices?
No. The figures are current ASM national budgeting guides. A Bristol quotation depends on the property, purpose, access, sampling and reporting requirements, with the agreed inclusions confirmed in writing.
How do I arrange a written quotation?
Send the site address, purpose of the enquiry, photographs, existing asbestos information, relevant plans and target dates. ASM will confirm the appropriate scope and the information needed to price the work.
Is there an ASM laboratory in Bristol?
ASM’s accredited bulk-analysis laboratory is at Sunderland headquarters. Bristol is a service area; use the published ASM contact details to arrange attendance or laboratory submission.
Why can a converted Bristol house cost more to survey than a single dwelling?
Separate units and common areas may require several keyholders, appointments and location plans. Scope, sampling and access determine the price. Compare quotations for the same included areas and revisit arrangements.
Will one portfolio fee include every failed-access revisit?
Only if the written quotation says so. Agree access coordination, the treatment of unavailable units and the basis of any repeat attendance before the programme begins.
Can I enquire about a site outside Bristol city?
Yes. Enquiries for nearby locations such as Filton, Patchway, Kingswood, Keynsham and Portishead are assessed against the exact address, required service, access and programme. These locations are not all within Bristol City Council’s area, and this page does not advertise a staffed branch in each town.
