Asbestos Removal Cost Bristol
Compare Bristol asbestos removal budgets using current ASM national reference figures and a clear site-specific scope. Access through occupied buildings, material condition, waste handling and analytical requirements can all affect the written quotation.
Asbestos removal costs: current national budgeting guide
The figures below come from ASM’s national guide and are not fixed prices for Bristol. All exclude VAT. Small quantities, mobilisation, access, condition, waste and the assessed work method can change the project total; unit rates should not be multiplied into an automatic quotation.
| Material / service | National guide, excluding VAT | What to establish |
|---|---|---|
| Small straightforward asbestos item | From £280 | Accessible bonded material and a defined controlled method. |
| Garage roof | £420–£1,500; complex jobs may cost more | Roof area, height, access, damage, waste and replacement exclusions. |
| Cement roof or wall sheets | £20–£35/m² | Area, fixings, access and handling route. |
| Floor tiles | From £20/m² | Tile layers, adhesive and the required final substrate. |
| Tiles and bitumen | £45–£65/m² | Both tile and adhesive removal in the agreed area. |
| Textured coatings | £20–£55/m² | Substrate, method, access and work classification. |
| Asbestos insulating board | £140–£350+/m² | Extent, enclosure, licensed controls and analytical requirements. |
| Lagging, sprayed coating, loose fill or contamination | Site assessment | Source, extent, spread, access and project-specific controls. |

UKAS-accredited inspection and testing, with the scope kept clear
Asbestos Surveying and Monitoring Ltd holds UKAS accreditation number 32982 for defined inspection activities to ISO/IEC 17020 and testing activities to ISO/IEC 17025. The current schedules define the accredited activities and locations. Bulk asbestos identification is undertaken at the Sunderland laboratory.
Accreditation applies to the organisation and its defined activities. Asbestos removal, preparation of management plans, watching briefs and soil remediation are not described as UKAS-accredited work.

Bristol removal prices: compare a defined job
Upper floors and rear access
A short list of materials can still require significant access planning if the work is above another unit or behind a terrace. Give the floor level, stairs, carry route and vehicle position when asking for a quotation. A material-only rate may not reflect the actual handling and segregation required for the property.
Continuous work or separate phases
Several occupied units may need separately arranged access and repeated set-up. A commercial programme may depend on client-controlled shutdowns. State the phasing and completion requirements before comparing prices; a single uninterrupted visit and multiple controlled releases should not be treated as the same removal scope.
Replacement and making good
Clarify whether the price ends at asbestos removal or includes replacement panels, roof coverings or other reinstatement. Confirm waste documentation and any analytical attendance required. The national guide figures are budgeting references, with the written Bristol quotation determining the actual scope and inclusions; no local price guarantee is implied.
The material name is only one part of the quotation
A fixed price needs the condition, quantity, work category, access and completion requirements as well as the ACM type.
Condition
Intact material that can be handled carefully is different from broken, degraded or contaminated ACMs.
Access
Ground-floor access is different from scaffolding, fragile roofs, confined spaces or occupied buildings.
Work method
The proposed disturbance influences work classification, controls, equipment, labour and programme.
Check what is included before comparing the headline total
- material and quantity
- access equipment
- enclosure where required
- waste packaging, hazardous-waste documentation and authorised disposal
- air monitoring / clearance where required
- working hours
- making good
- replacement products
Ask whether scaffolding, analytical work, replacement roofing or reinstatement are included or excluded.
Compare complete quotations, not isolated unit rates
Confirm the deliverables when agreeing the commission, then review the information against the actual property or work scope.
- Match the material identification, quantity, condition and exact work area.
- Compare access, segregation, enclosure and decontamination where needed.
- Check waste packaging, transport, receiving facility and the required documentation.
- Separate analytical work, replacement products, building repairs, VAT and any programme assumptions.
If a location, quantity or assumption is unclear, resolve it before the relevant maintenance or construction stage. Keep reports and completion evidence together so the next contractor can understand what was assessed, what changed and what still needs attention.
Check the full removal-price allowance
- Material, condition, extent and evidence supporting the work category.
- Access equipment, segregation, phases and any relevant notification arrangements.
- Waste transport, disposal records and required analytical attendance.
- Replacement work, temporary protection and making-good inclusions.
Removal delivery through ASM and F&I Group
ASM undertakes appropriate non-licensed and notifiable non-licensed asbestos work. Licensed asbestos removal is delivered through Flowing Construction Services within F&I Group. The material, condition, planned disturbance and risk assessment determine the work category; the job title or material name alone does not decide it.
Confirm the delivering contractor and current licence where licensed work is required. Where formal site clearance certification applies, the building owner or client should independently source and employ the analyst, in line with HSE guidance on putting the management plan into action.

Asbestos Removal Cost Bristol FAQs
Is air monitoring included in the price?
Only where stated. Analytical requirements depend on the work and should be explicitly included or excluded in the quotation.
Are these fixed prices?
No. They are budgeting guides. A fixed quote requires project-specific evidence and scope.
How do I arrange a written quotation?
Send the site address, purpose of the enquiry, photographs, existing asbestos information, relevant plans and target dates. ASM will confirm the appropriate scope and the information needed to price the work.
Is there an ASM laboratory in Bristol?
ASM’s accredited bulk-analysis laboratory is at Sunderland headquarters. Bristol is a service area; use the published ASM contact details to arrange attendance or laboratory submission.
Do Bristol upper-floor jobs cost the same as ground-floor removal?
Not necessarily. Stairs, access equipment, handling distance, segregation and occupation can change the resources required. Provide the actual route and floor level when obtaining a written quotation.
Does a national removal guide include reinstating the room?
Do not assume so. The written scope must specify replacement finishes, making good, temporary protection and any other follow-on work, alongside waste and analytical requirements.
Can I enquire about a site outside Bristol city?
Yes. Enquiries for nearby locations such as Filton, Patchway, Kingswood, Keynsham and Portishead are assessed against the exact address, required service, access and programme. These locations are not all within Bristol City Council’s area, and this page does not advertise a staffed branch in each town.
