Asbestos Reinspection Survey Barrow — check what has changed since the asbestos register was created

A Reinspection Survey reviews the current condition of known or presumed asbestos-containing materials already recorded in an existing survey or asbestos register. It does not automatically search for new concealed asbestos or replace a Refurbishment Survey before intrusive work.

Start with the purpose

Reinspection is about condition, access and change

The useful comparison is against the existing register: has the material deteriorated, been damaged, become more accessible, been repaired, removed or exposed to a new likelihood of disturbance?

Existing records

Start with the current register

Provide the latest survey, register, previous reinspection and any removal or repair records so the site visit can track each relevant item efficiently.

Asbestos management
Condition

Reassess recorded materials

Review condition and accessibility, record changes and identify where damage, deterioration or altered use changes the management priority.

Book reinspection
Actions

Update management decisions

Use current findings to amend labels, restrictions, repair, encapsulation, removal, contractor information or the next reinspection interval as appropriate.

Update the plan
Project work

Do not stretch the register beyond its purpose

If new intrusive work is planned, compare the register with the actual work area and arrange a Refurbishment Survey where the existing information is insufficient.

Refurbishment route
ASM holds UKAS accreditation number 32982 for defined asbestos inspection and testing activities. Accreditation applies only to the activities and locations shown on the current UKAS schedules; asbestos removal and soil remediation are not described as UKAS-accredited activities.
Local context with a job to do

Where asbestos reinspection matters across Barrow estates

Review frequency should reflect condition, accessibility, weather exposure, occupancy and maintenance activity. Findings must feed back into the live asbestos register and management actions.

Industrial and engineering estates

Plant work, vibration, roof leaks and repeated maintenance can change material condition or disturbance potential between inspections.

Education, healthcare and civic premises

Busy buildings need reliable access arrangements and consistent records that estates teams and contractors can apply.

Housing and managed blocks

Communal areas, service cupboards, basements, stores and roof spaces benefit from current photographs and clear remedial actions.

Coastal and rural buildings

Wind, rain, exposed roofs and dispersed outbuildings can justify a risk-based programme rather than one assumed interval for every ACM.

From enquiry to a usable outcome

A clear Barrow project route

Give the team enough information to define the correct scope before attendance or pricing. That reduces duplicated surveys, unclear exclusions and delays when work starts.

Barrow support through ASM’s Manchester office and Sunderland laboratory

Barrow-in-Furness projects are supported through ASM’s Manchester regional office. UKAS-accredited bulk-sample analysis is undertaken at the Sunderland Head Office laboratory within the applicable testing scope; Barrow is a local service area, not a separate ASM office or laboratory.

Reinspection FAQs — Barrow-in-Furness & South Cumbria

Concise answers to the questions most likely to affect the customer’s next decision.

How often should asbestos be reinspected?

The interval should be based on risk, including condition, accessibility, likelihood of disturbance and the dutyholder’s management arrangements. Reviews should also be brought forward when damage, works or building use changes.

Is a Reinspection Survey the same as a new Management Survey?

No. Reinspection primarily reviews materials already recorded. If existing records are incomplete or the building scope has changed, additional survey work may be needed.

Can a reinspection be used before refurbishment?

Not automatically. Reinspection does not normally provide the intrusive information required for building fabric that will be altered. A Refurbishment Survey may still be required.

What records should I provide?

Provide the current asbestos register, previous surveys and reinspections, removal or repair records, incident information and details of any changes to layout or building use.

Can a reinspection replace a survey before refurbishment?

No. Reinspection reviews known or presumed ACMs already recorded. Intrusive refurbishment requires suitable information for every element within the work boundary.

What if the existing asbestos register is incomplete?

ASM can review the records and advise whether a new Management Survey, targeted inspection or another survey route is needed before a reliable reinspection can be completed.

Does the report update photographs and actions?

The agreed output can update condition, material and priority information, photographs, recommendations and the working asbestos register.

Who should see the updated register?

People who plan, authorise or carry out work that could disturb the recorded materials should receive or be given access to the relevant current information.
