How much does asbestos soffit removal cost?

The first question is whether the roofline product is asbestos cement or asbestos insulating board. The two materials have different fibre-release characteristics, work classifications and commercial removal requirements.

Do not assume a soffit is asbestos cement

HSE analytical guidance specifically states that asbestos soffits should be sampled or presumed to be AIB. The cement rate should therefore only be applied where the material has been adequately identified as asbestos cement.

Two very different asbestos products can occur in the same location

Soffits are one of the roofline locations where visual assumptions can create a serious error.

Asbestos cement is a dense, strongly bonded material. AIB is a lighter insulating board that releases fibres much more readily when disturbed.

HSE's residential-property asbestos guidance identifies AIB soffits as usually licensed work while asbestos-cement soffits are normally non-licensed when the task remains suitable for that lower-risk route.

Asbestos cement soffit and fascia removal

Once the material is confirmed as asbestos cement, carefully planned removal can generally be undertaken through the lower-risk non-licensed route provided substantial break-up is avoided.

Continuous soffit runs Narrow roofline soffits are normally most easily measured in linear metres.
Wider panel systems Large or deep soffit-panel arrangements can be more accurately measured by square metre.

AIB soffit removal requires an individual site assessment

AIB cannot be commercially treated as a more expensive version of asbestos cement. The removal method and access arrangement need to be designed around the actual building and board installation.

HSE's analytical guidance specifically excludes soffits from the situations where a strong presumption of asbestos cement can normally be made. Soffits should instead be sampled or presumed to be AIB.
