Asbestos Soffit & Fascia Removal Cost UK
Confirmed asbestos-cement soffit and fascia removal is priced at £26.50 per linear metre + VAT for typical roofline runs, or £38.25/m² + VAT where wider panel areas are better measured by square metre. AIB soffits require a site assessment, with access, enclosure and scaffold requirements priced specifically for the building.
How much does asbestos soffit removal cost?
The price depends first on whether the roofline product is confirmed asbestos cement or asbestos insulating board. The cement rates below should not be used for an unidentified or presumed AIB soffit.
Cement Soffit — Linear
£26.50/lm + VATFor suitable confirmed asbestos-cement soffit or fascia runs where linear measurement best represents the project.
Cement Panels — Area Based
£38.25/m² + VATFor wider roofline panels or areas where square-metre measurement is more appropriate.
AIB Soffits / Fascias
Site Visit RequiredLicensed-work requirements, enclosure, access and scaffold design must be assessed before a final quotation is issued.
Cement pricing must not be applied to unidentified soffits
AIB is known to occur in weather-protected exterior locations such as soffits. The product should therefore be properly identified before the £26.50/lm or £38.25/m² asbestos-cement rate is used.
Example asbestos cement soffit costs by roofline length
These examples apply the £26.50/lm rate mathematically and exclude VAT. They are budgeting examples rather than guaranteed minimum project prices.
Subject to normal mobilisation and access requirements.
Useful initial allowance for a typical continuous roofline.
Before separately required scaffold or access.
Suitable as an initial whole-property roofline allowance.
Subject to elevations, height, fixings and access.
Useful for estate or larger commercial budgeting.
Small projects can be subject to mobilisation requirements
A short soffit run does not necessarily produce a standalone invoice equal only to length multiplied by £26.50. Site mobilisation, access, asbestos waste and project setup still need to be considered.
Example costs for wider asbestos cement panels
Where the soffit, fascia or roof-edge product forms a wider panel area, ASM can use £38.25/m² + VAT rather than a linear measurement.
Mathematical guide only; normal mobilisation still applies.
Linear metre versus square metre pricing
| Roofline arrangement | Preferred pricing basis | ASM guide |
|---|---|---|
| Narrow continuous domestic soffit | Linear metres | £26.50/lm + VAT |
| Continuous fascia-style cement strip | Linear metres where appropriate | £26.50/lm + VAT |
| Deep soffit panels | Square metres | £38.25/m² + VAT |
| Large commercial roof-edge panels | Square metres | £38.25/m² + VAT |
| AIB soffit | Project-specific assessment | Site visit required |
| Unidentified asbestos soffit | Identification first | Do not apply cement rate |
Why AIB soffits require a site visit before pricing
Most substantive AIB removal cannot sensibly be priced from a single national metre rate. The cost is determined by the complete licensed removal and access arrangement.
Scaffold design and asbestos removal need to work together
AIB soffits are normally positioned exactly where the access platform needs to operate. The scaffold arrangement therefore has to support the asbestos method rather than simply provide generic access to the eaves.
Scaffold assessment may consider
- working-platform height;
- working-platform width;
- building projections;
- conservatories;
- extensions;
- ground conditions;
- neighbouring property;
- public pavement interfaces;
- enclosure support requirements;
- waste-transfer route.
Other cost considerations
- licensed contractor mobilisation;
- enclosure materials;
- negative pressure equipment where applicable;
- decontamination arrangements;
- asbestos waste;
- analyst / clearance requirements;
- temporary protection;
- replacement soffits or roofline works.

- Project-specific RAMS
- Controlled work area
- Appropriate PPE/RPE
- Careful unfixing
- Controlled removal
- Asbestos packaging
- Work-area cleaning
- Waste disposal
- Completion documentation
Normally separate
- Scaffold
- MEWP

- New gutters
- Rotten timber repairs
- Roofing repairs
- Decoration / making good
- Other ACM removal
What can change the asbestos cement soffit quotation?
The cheapest error to prevent is applying the wrong material rate
A soffit described simply as “asbestos board” should not automatically be quoted at the cement rate.
| Survey description | Pricing approach | Reason |
|---|---|---|
| Asbestos cement soffit | £26.50/lm or £38.25/m² + VAT | Confirmed lower-risk bonded cement product. |
| Asbestos insulating board soffit | Site visit required | Higher-risk board with different removal requirements. |
| Asbestos board | Clarify identification first | Description does not reliably distinguish cement from AIB. |
| Presumed asbestos soffit | Survey / sampling assessment | A cement rate should not be assumed without adequate evidence. |
Sampling can avoid a major pricing mistake
Where adequate material identification is not already available, suitable asbestos sampling can establish whether the roofline product is cement, AIB or another material before the removal scope is priced.
What should you send ASM?
Confirmed cement soffits can often be initially priced from good survey information, photographs and measurements. AIB soffits require the project-specific site-assessment route.
Why we do not publish a generic AIB soffit price
AIB roofline projects can require licensed-contractor controls and a scaffold/enclosure system specifically designed around the building. Publishing a generic £/m or £/m² figure would therefore be misleading.
Site assessment establishes
- AIB extent
- Board condition
- Panel size
- Fixings
- Working height
- Building geometry
- Enclosure requirement
- Waste route
- Neighbour / public interfaces
Quotation then considers
- Licensed contractor labour
- Scaffolding
- Scaffold design where required
- Enclosure
- Negative pressure equipment where applicable
- Decontamination arrangements
- Asbestos waste
- Analytical clearance
- Programme / notification requirements
One route for cement and licensed AIB roofline work
ASM directly undertakes suitable non-licensed and notifiable non-licensed asbestos work.
Where substantive AIB removal requires licensed controls, the licensed route can be delivered within F&I Group through Flowing Construction Services Ltd under HSE asbestos licence 202505985.

UKAS-accredited inspection and testing capability
Where the material has not been adequately identified, sampling or inspection can be used to establish the correct asbestos product before removal pricing is applied.
ASM holds UKAS accreditation number 32982 for defined asbestos inspection and testing activities within its current accredited schedules.
UKAS accreditation does not apply to asbestos removal
UKAS accreditation relates to defined inspection and testing activities. Cement soffit removal and AIB removal are separate asbestos-work activities.

Get a confirmed asbestos soffit removal price
For confirmed asbestos cement, send ASM the survey information, photographs, approximate linear metres, panel dimensions, property height and access information so we can confirm the appropriate £26.50/lm or £38.25/m² pricing basis. For AIB soffits, send the survey and site details so the required site visit, licensed-removal scope and scaffold/access requirements can be assessed.
