Demolition Asbestos Survey Hull — intrusive information before the structure is broken apart

A Demolition Asbestos Survey is designed to locate asbestos-containing materials throughout the defined demolition scope so they can be planned for before structural breaking, soft strip and demolition. It is more intrusive than a Management Survey and should be coordinated with vacancy, isolations and safe destructive access.

What a demolition survey brief needs to define

The survey boundary must match what will actually be demolished. Partial demolition, retained structures and phased schemes need especially clear drawings so the report is not misunderstood by the demolition team.

Boundary

Full or partial demolition?

Mark the structures, elevations, floors, extensions, plant areas and interfaces that will be demolished and identify anything that must remain.

Access

Prepare for destructive inspection

Agree vacancy, isolations, enabling works, access equipment and destructive opening required to reach concealed building fabric safely.

Evidence

Review previous information

Provide Management Surveys, refurbishment reports, sample results and building plans so known asbestos and previous restrictions can be checked rather than duplicated blindly.

Next stage

Plan asbestos removal

Use the findings to programme removal, analytical support, waste routes and demolition sequencing before the structure is disturbed.

Removal planning
ASM holds UKAS accreditation number 32982 for defined asbestos inspection and testing activities. Accreditation applies only to the activities and locations shown on the current UKAS schedules; asbestos removal and soil remediation are not described as UKAS-accredited activities.
Local context with a job to do

Hull demolition and redevelopment context

Hull has former industrial, dockside, commercial and housing sites moving into new uses. Demolition survey evidence and contaminated-ground assessment should be coordinated but remain clearly defined workstreams.

Brownfield and East Bank regeneration

Long-used sites may combine standing structures, buried obstructions, made ground and demolition residues that require separate building and land scopes.

Former warehouses and industrial buildings

Plant bases, ducts, fire protection, roof systems and inaccessible service areas can require destructive access before demolition begins.

City-centre conversions and clearance

Mixed-use and repeatedly altered property needs a clear demolition boundary, including retained party walls and adjoining occupied areas.

Housing and public-estate renewal

Phased clearance, service disconnection, resident interfaces and retained structures should be captured in the survey brief and demolition plan.

From enquiry to a usable outcome

A clear Hull project route

Give the team enough information to define the correct scope before attendance or pricing. That reduces duplicated surveys, unclear exclusions and delays when work starts.

Demolition survey FAQs — Hull & East Yorkshire

Concise answers to the questions most likely to affect the customer’s next decision.

Do I need an asbestos survey before demolition in Hull?

Where a building that may contain asbestos is to be fully or partially demolished, suitable asbestos information is needed before demolition begins. A Demolition Survey is designed to investigate the demolition boundary more intrusively than a Management Survey.

Is a Demolition Survey more intrusive than a Refurbishment Survey?

Both can be highly intrusive, but a Demolition Survey is intended to locate asbestos throughout the full or partial demolition boundary, whereas a Refurbishment Survey is targeted to the specific alteration work area.

Can the survey be done while the building is occupied?

Demolition surveys usually require extensive intrusive access and are normally planned when areas can be made suitably safe and vacant. The exact access strategy should be agreed before attendance.

What happens if asbestos is found?

The findings are used to plan appropriate removal or other controls before demolition disturbs the material. Licensable work requires the correct HSE-licensed contractor route and relevant analytical clearance where applicable.

When should the Demolition Survey be completed?

It should be planned early enough to support demolition design, asbestos removal, tendering, service isolation and the programme before structural work starts.

Does the survey cover buried contamination?

No. A building Demolition Survey and an asbestos-in-soils or contaminated-land assessment are separate scopes, although the findings should be coordinated.

Must the building be vacant?

Demolition Surveys are fully intrusive, so the surveyed area normally needs to be unoccupied and safe for destructive access. Site-specific arrangements are confirmed in advance.

Does the survey remove the asbestos?

No. It identifies and records suspected or confirmed ACMs. Any removal is separately assessed, classified, planned and quoted.
