How much does asbestos contamination clean-up cost?

The final price is based on the contamination itself rather than the floor area alone. A small room with widespread fine AIB dust can require considerably more work than a much larger area containing several intact fragments of asbestos cement.

Why we do not publish a £/m² contamination rate

Ten square metres could contain:

  • three intact asbestos-cement fragments;
  • broken textured-coating debris;
  • AIB fragments and fine settled dust;
  • historical pipe-lagging residue;
  • sprayed-coating dust;
  • loose-fill asbestos fibres;
  • contaminated furniture and equipment.

Each scenario has a completely different asbestos-risk profile and therefore a different commercial clean-up requirement.

What we establish during the contamination assessment

The purpose of the assessment is to define both the visible contamination and any realistic routes by which debris or fibres may have spread.

What was disturbed? Identify the actual ACM responsible for the contamination.
What happened? Drilling, cutting, collapse, demolition, breakage or historic poor removal can create different contamination patterns.
How long did it continue? Continued uncontrolled work can increase both fibre release and contamination spread.
Who entered the area? Foot traffic can carry debris to adjoining spaces, vehicles or welfare areas.
Was anything cleaned? Sweeping, ordinary vacuuming or inappropriate cleaning can spread contamination further.
Was ventilation running? Mechanical ventilation can affect the potential spread pattern.
What surfaces are affected? Floors, ledges, walls, ceilings, timber, brickwork and plant require different cleaning effort.
Are contents affected? Furniture, equipment and stored materials can increase the scope significantly.
Does the ACM remain? Final cleaning cannot be properly scoped without dealing with the continuing contamination source.
Which work category? The assessment determines whether non-licensed, NNLW or licensed controls are required.
What analytical support? The project may need none, reassurance monitoring, leak monitoring or formal clearance depending on circumstances.
What is the handover standard? Define how the area will be demonstrated suitable for return to normal use.

Minor clean-up versus licensed asbestos remediation

The word “debris” does not itself define the legal work category. Classification depends on the material, amount, task duration and likely exposure.

Significant contamination should not be treated as a simple cleaning job

Where loose or fine asbestos debris is widespread, particularly from higher-risk ACMs, the work can require the full licensed-removal route rather than a lower-risk maintenance clean-up.

Does asbestos contamination clean-up require air monitoring?

Not automatically. The analytical requirement should follow the contamination event and remediation scope rather than being added as a generic test to every job.

Background monitoring Can provide useful information on airborne fibre concentrations before remedial work in suitable circumstances.
Leak monitoring May be used around higher-risk controlled asbestos-removal areas.
Reassurance monitoring Can support reoccupation decisions following some disturbance and cleaning incidents.
Personal monitoring Can provide exposure information for workers undertaking asbestos work where appropriate.
Four-stage clearance Applies to qualifying licensed enclosure work before a Certificate for Reoccupation is issued.

Four-stage clearance costs depend on site complexity

HSG248 requires the scope of clearance to be understood at the contract stage so sufficient time and resources are allowed. Enclosure size, access, lighting, obstructions and surface complexity can all affect the analytical programme.

How much does asbestos contamination clean-up cost?
ASM prices asbestos debris and contamination clean-up following an individual contamination assessment. The cost depends on the source asbestos material, amount of debris, quantity of fine dust, contamination spread, surfaces affected, work category and analytical requirements.
Why can't you give a cost per square metre?
Area alone does not indicate the asbestos risk. Several fragments of asbestos cement and widespread fine AIB or insulation dust could affect the same floor area but require completely different remediation controls.
Can minor asbestos debris be cheaper to clean?
Potentially. Small, localised quantities of lower-risk ACM debris can require a much simpler controlled clean-up than widespread fine contamination. The actual work category still needs to be assessed.

What if pipe-lagging debris is found?
Asbestos thermal insulation is a high-risk ACM. Contamination from damaged lagging should be assessed through the appropriate licensed asbestos route.
What if sprayed asbestos debris is present?
Sprayed asbestos is a highly friable licensed ACM. Debris from sprayed coating can require significant licensed decontamination controls and should not be treated like bonded asbestos debris.
Does loose-fill asbestos contamination require a licensed contractor?
Loose-fill asbestos is a licensed material. Contamination involving loose-fill insulation requires an appropriately licensed asbestos contractor.
Does asbestos contamination always require air testing?
No. Analytical requirements are selected according to the source ACM, disturbance, clean-up method and building occupation. Air testing does not replace physical removal of visible asbestos debris.
How much does reassurance air testing add?
Analytical attendance is priced according to the number of locations, samples, travel and project requirements. ASM confirms the required analytical scope rather than automatically adding reassurance testing to every debris clean-up project.
Does licensed contamination clean-up need four-stage clearance?
Where the remediation forms qualifying licensed enclosure work, formal four-stage clearance is required before a Certificate for Reoccupation is issued.
Can contaminated furniture increase the price?
Yes. Furniture, equipment, stored materials and porous items can materially increase the cleaning or asbestos-waste scope.
Can I clean asbestos debris myself before ASM attends?
If uncontrolled asbestos disturbance has occurred, avoid sweeping, ordinary vacuuming or further disturbance. Restrict unnecessary access and obtain competent advice so the contamination is not spread beyond the original area.
Is asbestos in soil priced on this page?
No. Asbestos-contaminated soil and made ground require a separate contaminated-land assessment involving soil distribution, earthworks, exposure pathways, waste and validation requirements.
What should I send ASM for a contamination quote?
