How much does sprayed asbestos removal cost?

ASM does not advertise a standard cost per square metre for sprayed asbestos removal. The amount of visible coating is important, but licensed-removal infrastructure and the condition of the building frequently have an equal or greater influence on the final price.

Geometry matters

100m² of floor is not the same as 100m² of structural steel

Sprayed asbestos was often applied around complex structural profiles rather than simple flat surfaces.

The actual removal can involve:

  • webs of steel beams;
  • flanges;
  • connections;
  • columns;
  • cross-members;
  • bolts and fixings;
  • service penetrations;
  • concrete junctions;
  • recessed areas.

These surfaces can also take considerably longer to inspect during final cleaning and four-stage clearance.

Overspray and historical debris can expand the removal scope

HSE specifically notes that sprayed-coating installation could produce overspray and splash-back, meaning asbestos may be present beyond the obvious coated structural member.

Cable trays Services installed when the building was sprayed may carry asbestos residue.

Sprayed coating is not a lower-risk asbestos-removal material

HSE lists removal of sprayed coatings — often called Limpet asbestos — as licensable asbestos work. This is fundamentally different from many bonded ACMs.

All sprayed-coating work is high risk

HSE states that sprayed asbestos coatings break up very easily and can contain a very high proportion of asbestos. Even relatively minor disturbance can release substantial fibre concentrations.

This is why the project needs to be priced around a licensed removal method rather than around a simple area rate.

Will the structural fire protection need replacing?

Sprayed asbestos was frequently installed specifically to provide fire resistance to structural steelwork.

Removing the asbestos can therefore create a separate requirement to reinstate the necessary fire protection.

Depending on the building design and specification, this may involve a suitable replacement system such as:

  • non-asbestos fire-protection boards;
  • modern sprayed fire-protection systems;
  • intumescent coating systems;
  • structural encasement;
  • other specified passive-fire systems.
