Asbestos Reinspection Survey Cambridge
Asbestos reinspection for Cambridge property managers and dutyholders. Review known materials against current condition, location and use, reconcile completed works and keep actions aligned with the people maintaining the estate.
Ask what has changed since the asbestos was first recorded
A reinspection revisits known or presumed ACMs rather than starting the building survey from zero. It checks condition, accessibility, vulnerability and whether management actions need updating.
Condition
Record visible deterioration, damage, surface treatment and evidence of disturbance.
Accessibility
Check whether room use or maintenance changes make the ACM more vulnerable.
Management action
Update priorities where repair, protection, removal or closer monitoring is appropriate.
UKAS-accredited inspection and testing, with the scope kept clear
Asbestos Surveying and Monitoring Ltd holds UKAS accreditation number 32982 for defined inspection activities to ISO/IEC 17020 and testing activities to ISO/IEC 17025. The current schedules define the accredited activities and locations. Bulk asbestos identification is undertaken at the Sunderland laboratory.
Accreditation applies to the organisation and its defined activities. Asbestos removal, preparation of management plans, watching briefs and soil remediation are not described as UKAS-accredited work.

The asbestos register should describe the building as it exists now
HSE says the register must be kept up to date and the dutyholder's overall management plan reviewed every 12 months or sooner where necessary.
Individual ACM condition-monitoring arrangements should still reflect condition, vulnerability, access and likelihood of disturbance rather than applying one automatic interval to every material.
Update sooner after removal, repair, new survey information, accidental disturbance or changed use.
Reinspection, new survey or intrusive project survey?
Use the existing register and planned work to choose the correct route.
Reinspection
Known or presumed ACMs are already recorded and need condition review.
Management Survey
Existing information is missing or inadequate for normal occupation and foreseeable maintenance.
Refurbishment Survey
Intrusive alteration is planned and concealed building fabric will be disturbed.
Demolition Survey
Full or partial demolition requires highly intrusive pre-demolition information.
Cambridge reinspection through estate change and refurbishment
Track renamed rooms and moved departments
Provide a cross-reference where a department move or room renumbering changes the location system. Keep each material linked to its previous identifier and current position. An item should not vanish from the record simply because the estate database and old plan use different room names.
Review access after installation work
New equipment, ceilings or service arrangements may hide a recorded material or change access for maintenance. Explain these changes and arrange suitable inspection where possible. Retain and manage any remaining restriction; inability to observe a material is not evidence that it was removed.
Close the loop after remedial projects
Supply evidence of repair, encapsulation, removal and required clearance so register updates reflect what was actually completed. Give unresolved actions an owner. Reinspection checks recorded materials; the next construction project still needs its own review of survey adequacy against the new design.
Turn changed condition into a clear action
Use the revised condition evidence to keep the management system practical and current.
Continue management
Sound ACMs with suitable controls can remain managed in place.
Repair or protect
Damage or vulnerability may justify protection, encapsulation or another remedial measure.
Remove
Removal can be appropriate where condition or future disturbance makes continued management unsuitable.
Use the reinspection record to close actions
Confirm the deliverables when agreeing the commission, then review the information against the actual property or work scope.
- Match each inspected item to its existing register reference.
- Record current condition, photographs and any change in accessibility or use.
- Separate verified completed removal or repair from work merely reported as complete.
- Assign an owner and target date to new actions and unresolved access; update the management plan where the findings change the controls.
If a location, quantity or assumption is unclear, resolve it before the relevant maintenance or construction stage. Keep reports and completion evidence together so the next contractor can understand what was assessed, what changed and what still needs attention.
Supply the records for reinspection
- Current register and original inspection restrictions.
- Cross-references for moved departments or renamed rooms.
- Completed repairs, removal records and clearance where applicable.
- Damage reports, new obstructions and forthcoming project proposals.
Cost and programme follow the agreed survey scope
For budgeting, use the Cambridge asbestos survey cost guide and its clearly labelled national reference figures. The final quotation depends on the number of buildings and rooms, required intrusion, sampling, safe access, occupation and report requirements.
Tell ASM about a purchase deadline, contractor start date or phased project before booking. Agree site attendance and report delivery separately, together with what happens if access is unavailable or the work boundary changes. Removal, analytical attendance and reinstatement are separate services unless the quotation expressly includes them.
Cambridge city and surrounding-area enquiries
Discuss projects in central Cambridge, Chesterton, Arbury, King’s Hedges, Newnham, Romsey, Cherry Hinton and Trumpington. For surrounding locations such as Histon, Impington, Milton, Girton, Fulbourn, Great Shelford, Sawston and Waterbeach, provide the exact postcode and service required. Attendance is confirmed against scope, access and programme. A Cambridge postal address does not necessarily place a site within the city boundary.
Arrange your Cambridge enquiry
Call 0330 433 9680 or email survey@asbestosSM.co.uk with the building details and intended work. Cambridge is a service area, with appointments coordinated through ASM’s published contacts rather than an advertised staffed local branch.
Bulk analysis at Sunderland
ASM’s laboratory is at 9 Defender Court, Sunderland Enterprise Park, Sunderland, SR5 3PE. Call 0191 481 2231 or see the Sunderland laboratory information to agree submission. No Cambridge public sample counter or ASM walk-in laboratory is advertised here.

Asbestos Reinspection Survey Cambridge FAQs
What is an asbestos reinspection survey?
It is a follow-up condition assessment of known or presumed ACMs already recorded in an asbestos register.
How often should asbestos be reinspected?
HSE requires the management plan to be reviewed every 12 months or sooner where necessary and the register kept current. Individual ACM condition checks should be scheduled according to condition, vulnerability, access and likelihood of disturbance rather than applying one automatic interval to every material.
Is reinspection the same as a new Management Survey?
No. Reinspection focuses on already recorded ACMs. A new or updated Management Survey may be needed where the underlying building information is inadequate.
Are known ACMs always resampled?
No. Known materials do not normally need repeated laboratory identification unless the information is unclear or a new suspect material requires testing.
What if condition has deteriorated?
Depending on circumstances the ACM may need repair, protection, encapsulation, removal or a changed monitoring arrangement.
What happens if an old asbestos entry cannot be located?
It should be recorded as unresolved and investigated against the earlier plans, photographs and work records. It should not be deleted or marked satisfactory solely because it was not found during the visit.
What happens to asbestos entries when Cambridge departments move?
Keep each material traceable through room and building-reference changes. Provide current plans and a cross-reference, then record unresolved locations or access issues instead of deleting uncertain entries.
Does a completed reinspection cover the next refurbishment?
Not automatically. Review the proposed disturbance against the available survey evidence. Reinspection of known materials does not investigate all concealed fabric affected by a new project.
Can I enquire about a site outside Cambridge city?
Yes. Send the address and service required for a surrounding location such as Histon, Impington, Milton, Girton, Fulbourn, Great Shelford, Sawston or Waterbeach. Attendance depends on scope, access and programme. Use the exact site address to identify the relevant authority and permissions.
