A reinspection is not a new refurbishment survey.

It reassesses previously recorded asbestos or presumed asbestos. If new intrusive building work is planned, a separate Refurbishment or Demolition Survey may still be required.

Why reinspect?

Asbestos information needs to remain current

Materials that were satisfactory when originally surveyed can later deteriorate, become damaged or become more likely to be disturbed because the building or its use has changed.

Check condition

Confirm whether each previously recorded ACM or presumed ACM remains in the same condition.

Update photographs

Record current photographs so facilities teams can identify materials and compare future changes.

Update assessments

Revise material assessment and actions where condition, accessibility or other relevant factors have changed.

Update the register

Feed the current condition information back into the live asbestos register rather than storing disconnected reports.

Reinspection, Management Survey or Refurbishment Survey?

Use a reinspection when…

  • You already have an asbestos survey or register.
  • Known or presumed ACMs remain in the building.
  • Their condition needs to be checked.
  • The register needs updating.
  • You are carrying out scheduled condition monitoring.

A different survey may be needed when…

  • Parts of the property have never been adequately surveyed.
  • Previous survey limitations leave significant information gaps.
  • Refurbishment will disturb building fabric.
  • Demolition is planned.
  • New suspect materials or previously inaccessible areas need investigation.
Reinspection process

From existing register to updated management information

01

Review records

Provide the previous survey, asbestos register, plans and details of asbestos removal or repair undertaken since the last inspection.

02

Locate each ACM

The surveyor works systematically through the recorded asbestos locations and presumed materials within the agreed scope.

03

Assess condition

Condition, damage and relevant material characteristics are reviewed and updated photographs recorded.

04

Update actions

The report identifies changed conditions and revised actions so the dutyholder can update the asbestos register and management plan.

Reinspection frequency

Not every ACM needs exactly the same inspection interval

The asbestos management plan should contain a schedule for monitoring ACM condition. The interval should reflect risk, condition, accessibility, likelihood of disturbance and changes within the building.

Higher-priority materials

Damaged, accessible or vulnerable ACMs may need more frequent monitoring and prompt remedial action rather than simply waiting for the next routine inspection.

Annual management review

The wider asbestos management arrangements and register should be reviewed at least annually, and sooner where work, damage, disturbance or other changes affect the existing information.

Reinspection support for occupied and managed Leeds estates

Commercial property

Offices, shops, warehouses and industrial premises often require asbestos information to remain current while maintenance and contractor access continues.

Schools & education

Reinspection can support school and academy asbestos registers, planned maintenance and contractor information without unnecessarily resurveying the whole estate.

Healthcare & public buildings

Occupied estates benefit from consistent condition records, updated photographs and clear actions that facilities teams can use day to day.

Housing & communal areas

Communal parts of blocks, plant rooms, corridors, service areas and managed housing stock can be incorporated into planned reinspection programmes.

Industrial sites

Workshops, plant rooms and older operational buildings may require shorter monitoring intervals where ACMs are exposed to vibration, maintenance or physical activity.

FAQs

Leeds asbestos reinspection FAQs

What is an asbestos reinspection?
A reinspection checks the current condition of asbestos-containing materials and presumed ACMs already recorded in an existing survey or asbestos register. It is intended to keep management information current rather than repeat the original survey unnecessarily.
How often should asbestos be reinspected?
The appropriate inspection interval should be based on risk, condition, accessibility and likelihood of disturbance. The wider asbestos register and management arrangements should be reviewed at least annually and sooner where circumstances change.
Is a reinspection the same as a Management Survey?
No. A Management Survey identifies and assesses relevant asbestos within an agreed building scope. A reinspection generally returns to previously identified or presumed ACMs to reassess their condition.
Can a reinspection clear refurbishment work?
No. If intrusive building work will disturb areas or materials that have not been adequately investigated, an appropriately scoped Refurbishment Survey will normally be required.
Do you update the asbestos register?
The reinspection provides current information needed to update the register. The exact deliverable and whether ASM directly updates an existing client database should be agreed within the quotation.
Do you undertake multi-site reinspection programmes?
Yes. ASM can support planned reinspection programmes across commercial portfolios, schools, housing, healthcare premises and other managed estates.
