UKAS-accredited inspection and testing, with the scope kept clear

Asbestos Surveying and Monitoring Ltd holds UKAS accreditation number 32982 for defined inspection activities to ISO/IEC 17020 and testing activities to ISO/IEC 17025. Why Berwick removal costs depend on the whole job

Access can outweigh a small material area

A small panel on an upper floor with shared access may need more planning than a larger accessible item. Give floor level, lifting restrictions, protected finishes and loading distance. Do not compare a waste-collection-only figure with a quotation that includes controlled removal, protection, packaging and cleaning.

Garage roof removal and replacement

Separate sheet removal from frame demolition, new roofing, rainwater goods and structural repairs. Ask whether scaffolding, edge protection or other access equipment is included. Damaged sheets and contaminated contents can materially change the scope, so photographs and any report should be reviewed before a fixed price is agreed.

Clearance, reinstatement and programme

Licensed work can involve enclosure, decontamination and formal clearance arrangements. Other work may need a different completion process. Confirm analytical commissioning, making good, electricity, welfare and out-of-hours requirements in writing. A local postcode does not turn the national guide figures into a guaranteed fixed price.

Why prices vary

The material name is only one part of the quotation

A fixed price needs the condition, quantity, work category, access and completion requirements as well as the ACM type.

Condition

Intact material that can be handled carefully is different from broken, degraded or contaminated ACMs.

Access

Ground-floor access is different from scaffolding, fragile roofs, confined spaces or occupied buildings.

Work method

The proposed disturbance influences work classification, controls, equipment, labour and programme.

Compare quotations

Check what is included before comparing the headline total

  • material and quantity
  • access equipment
  • enclosure where required
  • waste packaging, hazardous-waste documentation and authorised disposal
  • air monitoring / clearance where required
  • working hours
  • making good
  • replacement products
A lower quote can simply contain fewer inclusions.

Ask whether scaffolding, analytical work, replacement roofing or reinstatement are included or excluded.

Compare complete quotations, not isolated unit rates

Confirm the deliverables when agreeing the commission, then review the information against the actual property or work scope.

  • Match the material identification, quantity, condition and exact work area.
  • Compare access, segregation, enclosure and decontamination where needed.
  • Check waste packaging, transport, receiving facility and the required documentation.
  • Separate analytical work, replacement products, building repairs, VAT and any programme assumptions.

If a location, quantity or assumption is unclear, resolve it before the relevant maintenance or construction stage. Keep reports and completion evidence together so the next contractor can understand what was assessed, what changed and what still needs attention.

Information to send before we arrange attendance

Property and purpose

Provide the full address, approximate size, current use and the decision you need the service to support. Include separate structures or adjoining areas that are part of the project. Tell us if the building was constructed or altered before 2000 and share any earlier asbestos records.

Work scope and evidence

Send relevant reports, marked plans, photographs taken safely and a concise description of any planned disturbance. State what will be retained as well as removed. Photographs help with scope but cannot confirm whether a material contains asbestos.

Access and programme

Give the proposed dates, occupancy, keyholder, parking or loading constraints and any restrictions on opening the fabric. Confirm who arranges isolation, escorts and specialist access. Attendance, laboratory turnaround and reporting dates are agreed for the project, rather than assumed from an online guide.

Removal delivery through ASM and F&I Group

ASM undertakes appropriate non-licensed and notifiable non-licensed asbestos work. Licensed asbestos removal is delivered through Flowing Construction Services within F&I Group. The material, condition, planned disturbance and risk assessment determine the work category; the job title or material name alone does not decide it.

Confirm the delivering contractor and current licence where licensed work is required. Where formal site clearance certification applies, the building owner or client should independently source and employ the analyst, in line with HSE guidance on putting the management plan into action.
