Management Asbestos Survey Berwick-upon-Tweed
Inspection evidence for normal occupation and foreseeable maintenance in Berwick-upon-Tweed workplaces and relevant communal areas. Build a usable asbestos register, identify restrictions and give the dutyholder clear information for ongoing management.
Identify ACMs that could be disturbed during normal occupation and foreseeable maintenance
HSE describes the main aim of a Management Survey as enabling the dutyholder to produce an asbestos register and management plan and manage ACMs during normal occupation and use.
Locate
Identify accessible known and presumed ACMs that could be damaged or disturbed during normal use and maintenance.
Record
Document location, material information, condition, sample references and relevant limitations.
Manage
Use the evidence to support the register, risk priorities and information supplied to people who may work on the building.
UKAS-accredited inspection and testing, with the scope kept clear
Asbestos Surveying and Monitoring Ltd holds UKAS accreditation number 32982 for defined inspection activities to ISO/IEC 17020 and testing activities to ISO/IEC 17025. The current schedules define the accredited activities and locations. Bulk asbestos identification is undertaken at the Sunderland laboratory.
Accreditation applies to the organisation and its defined activities. Asbestos removal, preparation of management plans, watching briefs and soil remediation are not described as UKAS-accredited work.

Management surveys for Berwick dutyholders
Mixed-use streets and shared entrances
A landlord or agent should identify the shared entrance, stair, cellar, roof void and service routes for which they are responsible, alongside the shop or workplace. Tenancy agreements and repair responsibilities help establish the scope. Keep any excluded private accommodation or inaccessible shared area explicit, rather than leaving staff to infer coverage from a single address.
Hospitality and visitor premises
Guest rooms, staff areas, service cupboards, kitchens and maintenance spaces may require different access arrangements. Tell ASM about occupancy and the times when rooms can be inspected. The resulting asbestos information needs to reach maintenance contractors, including those carrying out short repairs between bookings, before they drill or open the fabric.
Workshops, schools and rural estates
List each building, addition and outbuilding and identify who can provide keys or escorts. High-level features and service areas may need separate arrangements. Following the survey, allocate an owner to every restriction and recommended action so the register becomes useful in practice rather than being filed away until the next inspection.
Common Berwick-upon-Tweed dutyholders and property types
The duty to manage covers relevant non-domestic premises and common parts of multi-occupancy domestic premises. This can include offices, shops, factories, warehouses, schools, healthcare buildings and landlord-controlled communal areas.
Read ASM's Regulation 4 guide.

Three connected documents with different functions
A Management Survey is an evidence source, not the complete ongoing management system.
Management Survey
Provides inspection evidence within the commissioned scope.
Asbestos Register
The live record of known and presumed ACM locations, condition and current information.
Management Plan
The responsibilities, monitoring, contractor controls, actions and emergency arrangements used to manage risk.
A Management Survey is not automatically suitable for refurbishment
Where contractors will open walls, remove ceilings, strip floors, alter services or access concealed construction, the affected area may need a suitably intrusive Refurbishment Survey.
Survey limitations and inaccessible areas should never be mistaken for confirmed asbestos-free locations.
The Management Survey is the start of the live management cycle
Use later condition checks and the management plan to keep the original survey evidence current.
Reinspection
Review recorded ACM condition and update management actions without resurveying the building from the beginning.
Management plan
Translate the survey and register into responsibilities, contractor controls, actions and emergency arrangements.
What your management-survey information should provide
Confirm the deliverables when agreeing the commission, then review the information against the actual property or work scope.
- A clear property boundary and record of accessible inspected areas.
- Known or presumed asbestos locations, product descriptions, extent and condition, with linked samples where taken.
- A record of restrictions and areas that remain presumed pending further investigation.
- Material assessment and recommendations to support the register; the dutyholder contributes occupancy and activity information for management priorities.
If a location, quantity or assumption is unclear, resolve it before the relevant maintenance or construction stage. Keep reports and completion evidence together so the next contractor can understand what was assessed, what changed and what still needs attention.
Information to send before we arrange attendance
Property and purpose
Provide the full address, approximate size, current use and the decision you need the service to support. Include separate structures or adjoining areas that are part of the project. Tell us if the building was constructed or altered before 2000 and share any earlier asbestos records.
Work scope and evidence
Send relevant reports, marked plans, photographs taken safely and a concise description of any planned disturbance. State what will be retained as well as removed. Photographs help with scope but cannot confirm whether a material contains asbestos.
Access and programme
Give the proposed dates, occupancy, keyholder, parking or loading constraints and any restrictions on opening the fabric. Confirm who arranges isolation, escorts and specialist access. Attendance, laboratory turnaround and reporting dates are agreed for the project, rather than assumed from an online guide.
Cost and programme follow the agreed survey scope
For budgeting, use the Berwick asbestos survey cost guide and its clearly labelled national reference figures. The final quotation depends on the number of buildings and rooms, required intrusion, sampling, safe access, occupation and report requirements.
Tell ASM about a purchase deadline, contractor start date or phased project before booking. Agree site attendance and report delivery separately, together with what happens if access is unavailable or the work boundary changes. Removal, analytical attendance and reinstatement are separate services unless the quotation expressly includes them.
Berwick-upon-Tweed service area and ASM support
Contact ASM for projects in Berwick-upon-Tweed, Tweedmouth and Spittal, and to discuss attendance at surrounding locations such as Scremerston, East Ord, Norham, Haggerston, Belford and Wooler. For work across the border, provide the full Scottish site address so the scope and project arrangements can be confirmed. Attendance depends on scope, access, programme and availability.

Management Asbestos Survey Berwick-upon-Tweed FAQs
What is a Management Asbestos Survey?
It is designed to identify ACMs that could be damaged or disturbed during normal occupation, routine maintenance and other foreseeable activities, supporting the asbestos register and management plan.
Who needs a Management Survey?
It is commonly commissioned by Regulation 4 dutyholders including commercial owners, landlords, managing agents, employers, facilities teams, schools and healthcare estates.
Is a Management Survey the same as an asbestos management plan?
No. The survey provides inspection evidence. The management plan sets out responsibilities, monitoring, contractor controls and actions.
Can a Management Survey be used before refurbishment?
Not automatically. Intrusive refurbishment may require a Refurbishment Survey specifically covering the building fabric the work will disturb.
Does Regulation 4 apply to blocks of flats?
It can apply to relevant common parts of multi-occupancy domestic premises such as shared corridors, staircases, risers and plant areas.
Does the survey cover both a shop and the flat above?
Only if both are included in the agreed scope. Identify private, commercial and communal areas, access arrangements and responsibility boundaries before the survey is priced.
Do you cover Tweedmouth, Spittal and nearby villages?
Enquiries are welcome for Berwick-upon-Tweed, Tweedmouth, Spittal and surrounding North Northumberland, including nearby rural properties. Provide the exact postcode and project details so ASM can confirm scope, access and attendance availability.
Discuss your Berwick-upon-Tweed project with ASM
Send the postcode, property details, existing asbestos information, photographs and planned work. We will confirm the appropriate service, access requirements and written quotation.
