Asbestos survey costs: national guide figures for budgeting

UKAS-accredited inspection and testing, with the scope kept clear

Asbestos Surveying and Monitoring Ltd holds UKAS accreditation number 32982 for defined inspection activities to ISO/IEC 17020 and testing activities to ISO/IEC 17025. The current schedules define the accredited activities and locations. Bulk asbestos identification is undertaken at the Sunderland laboratory.

Accreditation applies to the organisation and its defined activities. Asbestos removal, preparation of management plans, watching briefs and soil remediation are not described as UKAS-accredited work.

A useful quotation states exactly what is included

The lowest headline price is only meaningful where survey depth and inclusions are comparable.

Inspection scope

Survey type, buildings, floors, rooms, work areas, external elements and outbuildings.

Sampling & access

Representative sampling, high-level access, isolation and destructive-opening requirements.

Reporting

Expected report format, photographs, plans, turnaround and client-specific data requirements.

Leicester cost drivers

Why two Leicester properties of the same size can have different prices

  • survey type
  • property size and layout
  • historic conversions or extensions
  • occupation and escorts
  • high-level or restricted access
  • sampling requirements
  • programme and turnaround
The cheapest survey is poor value if the report does not cover the work you intend to undertake.

For refurbishment or demolition, send drawings and the proposed work boundary before accepting the quote.
Leicester property and project context

Leicester survey costs depend on scope and access, not a postcode rate

Subdivision into several units

A compact former factory may contain many separately locked rooms or businesses. State the number of units, keyholders and available access slots when requesting a quotation. Compare whether all areas and repeat visits are included. A continuous visit to an empty shell is a different scope from a programme around occupied tenants.

Investigation around installed equipment

Production lines, storage systems and plant can limit access to walls, ceilings and service spaces. Explain what the client can move or isolate and what specialist access may be needed. A quotation should record those assumptions and any excluded preparation work, rather than leave the surveyor to discover the constraint on arrival.

Survey output for tendering or management

For a property purchase, refurbishment tender or managed portfolio, specify the plans, location references and report outputs you need. Agree sampling and laboratory inclusions, the report deadline and how unresolved areas will be handled. The national figures are budget guidance; only the written Leicester project quotation confirms the price and scope.

A survey quotation should answer these questions

Confirm the deliverables when agreeing the commission, then review the information against the actual property or work scope.

  • Which survey type, buildings, rooms and external structures are included?
  • How are representative sampling, laboratory analysis and additional suspect materials priced?
  • Who provides keys, escorts, isolation, specialist access and any required vacancy?
  • What reporting, drawings, turnaround, VAT and return-visit assumptions apply?

If a location, quantity or assumption is unclear, resolve it before the relevant maintenance or construction stage. Keep reports and completion evidence together so the next contractor can understand what was assessed, what changed and what still needs attention.

Compare survey quotations against a common brief

  • The same buildings, units and survey purpose.
  • Sampling, analysis, plans and report inclusions.
  • Client preparation, access equipment and making-good responsibilities.
  • Revisit arrangements, restrictions and the agreed reporting timetable.

Asbestos Survey Cost Leicester FAQs

Is asbestos sampling included in a survey price?

Representative sampling is normally undertaken where required within the agreed survey strategy. The quotation should state the sampling arrangements.

Can ASM provide a fixed written survey quote?

Yes. A project-specific quotation can be prepared once the property, survey purpose, access, planned works and reporting requirements are clear.

Are these confirmed Leicester survey prices?

No. The figures are current ASM national budgeting guides. A Leicester quotation depends on the property, purpose, access, sampling and reporting requirements, with the agreed inclusions confirmed in writing.

How do I arrange a written quotation?

Send the site address, purpose of the enquiry, photographs, existing asbestos information, relevant plans and target dates. ASM will confirm the appropriate scope and the information needed to price the work.

Is there an ASM laboratory in Leicester?

ASM’s accredited bulk-analysis laboratory is at Sunderland headquarters. Leicester is a service area; use the published ASM contact details to arrange attendance or laboratory submission.

Why can an occupied Leicester workshop cost more to survey than an empty one?

Equipment, isolations, separate keyholders and limited access windows can require additional preparation or visits. Compare prices against the actual inspection scope and client preparation, not just floor area.

Is a Leicester postcode enough for an accurate survey price?

No. Provide the building size, current use, survey purpose, work drawings and access requirements. The quotation should define inclusions and assumptions for that project.

Can I enquire about a site outside Leicester city?

Yes. Send the address and service required for a surrounding location such as Oadby, Wigston, Birstall, Thurmaston, Syston, Glenfield, Anstey or Leicester Forest East. ASM confirms attendance against scope, access and programme. The relevant council and permissions depend on the site address.
