UKAS-accredited inspection and testing, with the scope kept clear

Asbestos Surveying and Monitoring Ltd holds UKAS accreditation number 32982 for defined inspection activities to ISO/IEC 17020 and testing activities to ISO/IEC 17025. The current schedules define the accredited activities and locations. Bulk asbestos identification is undertaken at the Sunderland laboratory.

Accreditation applies to the organisation and its defined activities. Asbestos removal, preparation of management plans, watching briefs and soil remediation are not described as UKAS-accredited work.

Why prices vary

The material name is only one part of the quotation

A fixed price needs the condition, quantity, work category, access and completion requirements as well as the ACM type.

Condition

Intact material that can be handled carefully is different from broken, degraded or contaminated ACMs.

Access

Ground-floor access is different from scaffolding, fragile roofs, confined spaces or occupied buildings.

Work method

The proposed disturbance influences work classification, controls, equipment, labour and programme.

Compare quotations

Check what is included before comparing the headline total

  • material and quantity
  • access equipment
  • enclosure where required
  • waste packaging, hazardous-waste documentation and authorised disposal
  • air monitoring / clearance where required
  • working hours
  • making good
  • replacement products
A lower quote can simply contain fewer inclusions.

Ask whether scaffolding, analytical work, replacement roofing or reinstatement are included or excluded.

Leicester removal budgets: account for the site operating plan

Shutdown and phased attendance

A single continuous removal phase differs from separate visits between production shifts or tenant access slots. Tell ASM about the actual available work windows and any dependencies. Quotations should be compared against the same phasing, set-up, analytical attendance and completion assumptions so an apparent saving does not hide missing work.

Material access and handling

Roof height, machinery, storage and the route to the vehicle can change the resources required even for the same material quantity. Provide photographs and site information without disturbing suspect asbestos. Clarify any client preparation, equipment moves or access arrangements that the removal price assumes will already be in place.

Handover and replacement work

State the condition required at completion, the documents needed and whether reinstatement is included. Removal of an asbestos product does not automatically include replacement roofing, new ceilings or redecoration. National budget ranges help initial planning; the written project scope determines what a Leicester price actually buys.

Compare complete quotations, not isolated unit rates

Confirm the deliverables when agreeing the commission, then review the information against the actual property or work scope.

  • Match the material identification, quantity, condition and exact work area.
  • Compare access, segregation, enclosure and decontamination where needed.
  • Check waste packaging, transport, receiving facility and the required documentation.
  • Separate analytical work, replacement products, building repairs, VAT and any programme assumptions.

If a location, quantity or assumption is unclear, resolve it before the relevant maintenance or construction stage. Keep reports and completion evidence together so the next contractor can understand what was assessed, what changed and what still needs attention.

Check the whole Leicester removal allowance

  • Phasing, shutdown windows and repeat set-up assumptions.
  • Client preparation and safe access equipment.
  • Waste transport, disposal records and required analytical work.
  • Making good, replacement works and the intended handover condition.

Removal delivery through ASM and F&I Group

ASM undertakes appropriate non-licensed and notifiable non-licensed asbestos work. Licensed asbestos removal is delivered through Flowing Construction Services within F&I Group. The material, condition, planned disturbance and risk assessment determine the work category; the job title or material name alone does not decide it.

Confirm the delivering contractor and current licence where licensed work is required. Where formal site clearance certification applies, the building owner or client should independently source and employ the analyst, in line with HSE guidance on putting the management plan into action.

Asbestos Removal Cost Leicester FAQs

Is air monitoring included in the price?

Only where stated. Analytical requirements depend on the work and should be explicitly included or excluded in the quotation.

Are these fixed prices?

No. They are budgeting guides. A fixed quote requires project-specific evidence and scope.

How do I arrange a written quotation?

Send the site address, purpose of the enquiry, photographs, existing asbestos information, relevant plans and target dates. ASM will confirm the appropriate scope and the information needed to price the work.

Is there an ASM laboratory in Leicester?

ASM’s accredited bulk-analysis laboratory is at Sunderland headquarters. Leicester is a service area; use the published ASM contact details to arrange attendance or laboratory submission.

Does splitting the removal into phases affect the price?

It can. Repeated set-up, access arrangements and analytical attendance may change the resources required. Compare quotations using the same phasing and completion requirements.

Are machinery moves included in the removal price?

Only where expressly stated in the agreed scope. Identify obstructions and confirm who will move equipment or arrange isolations before accepting the quotation.

Can I enquire about a site outside Leicester city?

Yes. Send the address and service required for a surrounding location such as Oadby, Wigston, Birstall, Thurmaston, Syston, Glenfield, Anstey or Leicester Forest East. ASM confirms attendance against scope, access and programme. The relevant council and permissions depend on the site address.
