Asbestos surveys in Edinburgh with clear, project-ready reports
Choose the correct survey for occupation, planned refurbishment or demolition. Our Edinburgh team scopes access and disturbance properly so the report answers the decision you need to make.
Planning building work? A management survey is not designed to clear intrusive refurbishment or demolition. Send the proposed scope and drawings before booking.
The three principal survey routes
The right survey type depends on what will happen to the building—not simply its age.
Management survey
For normal occupation and maintenance: locate, assess and help manage asbestos-containing materials that could be disturbed during routine use.
Find out moreRefurbishment survey
A targeted intrusive survey before work that will disturb the building fabric, limited to the full proposed work area.
Find out moreDemolition survey
A fully intrusive survey intended to locate asbestos throughout areas to be demolished, normally in a vacant and controlled building.

Inspection matched to Edinburgh's distinctive building stock
A tenement flat near Leith Walk, a Georgian townhouse in the New Town, a hotel near Princes Street and a commercial unit at Edinburgh Park present very different access and inspection requirements. We define the survey around construction, occupation, concealed areas and planned disturbance.
Tenements and shared areas
Flats, roof spaces, stairs, service risers, basements and communal areas require clear responsibility and access arrangements.
Traditional and listed buildings
Layered finishes, historic alterations, lath-and-plaster construction and sensitive fabric need careful intrusive planning.

Asbestos survey FAQs
How much is an asbestos survey in Edinburgh?
A small flat is typically £190 to £280 plus VAT, a house £280 to £480 plus VAT, and small commercial premises £320 to £680 plus VAT. The exact quote depends on scope, size, access and survey type.
Which asbestos survey do I need before renovation?
You normally need a refurbishment asbestos survey covering every area and building element the work will disturb. Provide drawings or a written scope so the inspection strategy can match the project.
Can you survey a house before purchase?
Yes. We can survey domestic property in Edinburgh, but the scope should be agreed around access and the buyer’s objective. A standard home survey or valuation is not a substitute for a specialist asbestos survey.
Will the survey damage the property?
A management survey uses limited sampling and normally causes only minor local disturbance. Refurbishment and demolition surveys are intrusive by design and access must be agreed before attendance.
Are asbestos survey samples tested in Edinburgh?
Samples collected in Edinburgh are analysed at our UKAS-accredited laboratory in Sunderland. We do not describe the Edinburgh office as an accredited laboratory.
