Nine factors that affect the final Manchester survey cost

1. Survey type

Management inspection is less intrusive than refurbishment or demolition surveying and answers a different question.

2. Size and layout

Rooms, floors, extensions, outbuildings, risers, basements, plant rooms and roof spaces affect inspection time.

3. Work boundary

A tightly defined bathroom project is different from a full strip-out, multi-floor office conversion or whole-building demolition.

4. Intrusive access

Opening walls, floors, ceilings, ducts or boxing may require isolation, support trades, access equipment and making safe.

5. Sample numbers

The representative sampling strategy follows the materials encountered and cannot always be fixed from photographs alone.

6. Occupation

Tenants, residents, pupils, patients, live production or customer areas can require phasing and restricted working times.

7. Site access

Manchester parking, loading, security, roof access, permits and high-rise arrangements may add time or third-party charges.

8. Reporting output

A refurbishment survey is intrusive and must examine the building fabric affected by a defined work scope. Opening-up, service isolation, occupied areas, access equipment and making-safe arrangements can add time and cost.

Does the guide price include VAT?

The guide ranges are budgeting information. The written quotation will confirm whether VAT applies and will state the inclusions, assumptions and exclusions for the instruction.

Can ASM quote from photographs?

Photographs help, but they cannot confirm asbestos or show all access conditions. A useful quote also needs the address, building details, survey purpose, plans or work scope, existing reports and required dates.

Is a single sample cheaper than a full asbestos survey?

Usually, where only one named material needs to be identified and no wider survey duty or intrusive project scope exists. Targeted sampling does not replace a suitable refurbishment or demolition survey.

What can increase a city-centre survey price?

Restricted loading, parking charges, security, tenant coordination, high-rise access, limited working hours, roof or plant access and complex fit-outs can affect the final quotation.

Will the cheapest quote satisfy HSG264?

Price alone cannot show suitability. Check that the survey type, boundary, access, sampling, report, plans, limitations, competence and programme are adequate for the purpose.
